Building started 6 weeks after I owned the land. Building has gone quickly. 4 months total, lot quicker than other building around me. Quality has been good so far. Haven't done practical completion inspection so far. SS tells me I will be able to have the keys soon, so I will let you know how true his word is, but from the looks of things I think it will be sooner than I realise. I have six boundaries to liaise with for fencing, luckily three of these are owned by the same builder and they haven't sold them yet and will pay their half, unluckily they are being picky and prefer their contractor, luckily everyone agrees on colour - grey ridge! I have a one written quote so far. Can I ask how much the quote was? MelMel - My land will register in March next year (Waratah release) so still long way to go. My only concern is the building price which keep going up if I keep prolonging and wait until land registers next year before I commit to a tender. Eden Brae has increased by $6k from March prices and they had another increase last weekend. The benefit from them though is they offer one year tender locked in price contract. However, Eden Brae is not on my top 3 builders and most builders offer 180 days tender validity only. Beechwood quoted $50k on top of the base price to include BASIX and site costs. Not too confident if this is a safe estimate to follow with other builders' base prices though. Oh wow you still have a while but trust me time will fly. Goodluck with your search! I only have a 10.5m wide block. My current home's fences and gates totalled $2000 for our half... It is a 16.5m wide block and the side fences were over 35 m long. I want the fence in the next two weeks, my neighbours haven't commenced building yet, so I don't expect them to get quotes. I had a fencer turn up today but they can't do the core drilling for the fence to go on the retaining wall. So off to try more fencers tomorrow. The other guy didn't show up! I find it difficult to compare builders from just looking at the base price as site costs, BASIX and other council requirements do add up considerably between different builders and all they can do is a rough estimate since my land wont register until March 2015. Any tips how I can narrow down my choice of builder? As for extra cost that we got along the way we were hit with extra piers we have a 28m2 house and they had down 100mtrs for piering and we used 155mtr so this was a $4400 that we didn’t expect at all. We also upgraded the bathroom tiles $610, and the electrical you can get really carried away when you see the electrical people, I didn’t get too carried away, however my friend who also built with beechwood added $4000. You also have to connect your electricity at the end that’s $605.00 All in all we found we could get the house we wanted and beechwood where flexible with changes, we got the house we love, but it wasn’t a smooth road to get here. I couldn’t agree more with 1sttimebuilding2012 the core drill is what hurts... my advice is shop around, ppl that use to be cheap aren’t so cheap now because they are getting a name for themselves. All up we had 73 mtrs of fencing to be done and our share is $2700 that does not include our gates, we will be doing them ourselves and we are looking at about $650 for that. As for how does it work with the neighbours, I just contacted the council and got the neighbour detail, send them letters saying that I was obtaining some quote and if they could contact me. My back neighbour has been playing hard to get, just refused to contact me and I still don’t have a back fence, but I have since told him I will not put up the fence until i see his half of the money. His house is almost complete now, so I guess he will want a fence sooner or later.... I know I will have to spend on fencing, letterbox, installation of gas and electricity, turf and landscaping. Probably other legal or council fees as well... Just trying to figure out approx how much contingency funds I need to set aside. The other big things in our upgrade where, stone benches, Facade, Concrete slab and tile to the terazza area, The Optic Fibre wiring, floor to ceiling tiles in bathroom. Plus lots of little things, but the best thing is you can set pick and choose what you want. What Sales office are you using; I find that can help make all the difference too. Some don’t tell you of good little ideas that give you max impact on finish and cost very little to do. The council fees are all a part of your rates, when you move in you will just have to request your bins, and that all just goes on the rates notices. Don’t forget things like Blinds, fly screens for doors (if you want them) Opticicom is a $330 fee to set up, so you will have no tv until you do this too.
