For people who have already started building at Gregory hills, how much roughly did you end up spending on site costs/BASIX? My lot is still unregistered so it is difficult for the builders to make assessments at this stage. I don't wanna end up committing to a tender filled with provisions but at the same time I need to keep moving with the planning but not end up going over budget. Hi Jaxology, I am also first home buyer in Gregory Hills, we dealt with a lot of people till we finally came to the decision of Masterton. When is your land registering? As for the site costs etc. I found that most builders won't know final until the land is registered, but most of the time they can give you an approximate figure. If money is tight and worried that site costs will get you I would suggest waiting until land is registered, that way you get full amount in the tender (minus your upgrades) Hope it helps a bit! I got my tender done over 4 months before land was registered but they had access to the site (although no 149 cert we knew we weren't affected by bal and flooding etc). Site costs were fixed and did not change one cent - tender signed in Sept 13, construction started May this year.
