Browse Forums Building A New House Re: FRANKENSTEIN - My building journey 461Dec 23, 2011 1:46 pm 6month maint. inspetion has happened and most of the things we listed will be checked and fixed except for one. I thought it over and over and did some research and found it wasn't right and emailed Jemima who was very efficient and talked to the service manager and it will now be retified which is a great outcome. Much cudos to Jemima for her great service. Everyone, have a great Christmas whilst I slog a bit in the sandpit out front doing DIY retic. Re: FRANKENSTEIN - My building journey 462Dec 23, 2011 7:40 pm Merry Christmas, Duke! Our sandpit is still a sandpit, with a hedge of agapanthus growing around it lol. My reticulation consists of a weeper hose, for the time being. Thankfully, my aggies don't need a lot of water (have only watered them once since the end of last summer). Ah well, can't rush these things, as they say! May 2012 bring us finished gardens and more interior decorating Oceanic with Nautilus upgrades. Handover 8 September 2010 Re: FRANKENSTEIN - My building journey 463Dec 24, 2011 7:20 am Retic Part 1 done (infrastructure pipe work laid and solenoid in) Had a good price for a cash job retic cut in. and works looks good. intersting that a dual check valve needs to be installed now as part of the regulation to stop water flowing back into the mains water if you are running the watering from mains. Oh O2... I bought one dynabolt to hang a feature mirror and I had the righ bolt but saw another similar one with a thicker head which I thought maybe a better fit and went with that. Brought it home to test and arrrgghh... just to big! now back to the store to swap it. Joys of interrior decorating. Had to look up what Aggies were as I'm not full bottled on plants and their names. They should turn out quite nice when they flower and get bigger. my wife wants artificial lawn, I have no preference especially if it saves me doing lawn work. my green thumb work college would be mortified if she found out artifical lawn is going to be laid. is there green paving maybe? Anyone with any ideas about what to do say with 100sqm of patch with includes concil bit? No loose pebbles suggestion cause I have seen the mess it makes. now to wire it, pick out the watering head for the garden beds (hours to select there) and organise a sparky to install the controller. Anyone know know of a good all year round low maint. and low watering hedge plant? I was thinking Tiny Trev but not sure if it qualifies above condition. Re: FRANKENSTEIN - My building journey 464Dec 24, 2011 7:30 am OH a christmas present for all you following my thread... Before you paint or get a painter to do the painting (cause they don't do it will) is to use sugar soap to wipe down the walls cause even though a sealer was used, paint comes off easily. Even better is once they prepped the wall is to wipe wet the wall then to get rid of as much dust off the wall. This tip is for any painting work and applies to new homes. Re: FRANKENSTEIN - My building journey 465Dec 24, 2011 12:34 pm Merry Christmas to you too Duke! Pop over to the garden design section and you may find some great ideas there on soil prep, planting ideas and retic. (Don't mention the artificial turf though!!). Look out for Fu's posts. I wasn't told about the double check valve - I didn't think it was necessary for retic (ours was done during our build). I have my retic system plugged into a power point (easy to change controllers if I ever need to). I have mulch and native groundcovers out the front of my place - very low water requirements. Have the huge sand area out the back... My front is all done by drip irrigation under the mulch. Re: FRANKENSTEIN - My building journey 466Dec 24, 2011 3:49 pm Yes, we're finding our paint is peeling quite easy. I spent hours measuring and putting up our required registrations and licenses for our work that we need to have displayed, and 3 off them dropped off due to the paint peeling off I used the 3m picture hooks, larger than was required "just in case". Didn't help though I took Fu Manchu's advice when we moved from our old house last year. We dug in zeolite, bentonite and green bio into the dirt where the agapanthus were to go. My aggies were really big and leafy, but I cut them all right back to within an inch of their life, quite literally! They started growing within a few weeks, and I had 2 small flower heads last year out of about 40ish plants. So far this year, the leaves have grown to about 20cm'ish and I currently have about 8 flower heads. In the past year, I have fertilised them with about 3 or 4 doses of Molasses. They're doing well, considering I rarely water them! They'll eventually fill out and create a nice 'hedge' around the retaining wall We'll be planting out the verge with natives; low shrubs and ground covers is the plan. The front garden, which is retained and has the aggies, will be again planted out with natives and in particular, i'll be grouping coloured roo paws so that when they mature, there will be bright clumps of coloured paws The picture I have in my mind looks good, hopefully it will look good in real life Out the back, we'll only have about 25 sqm of lawn. Again, another high (1.5m) retaining wall running the length of the block will be have my frangipani trees that are still sitting in pots (they're still only small). 1/3 of the wall will be a big garden patch. I'll have to take some pics of the yards so you can see what i'm talking about. It's a bit confusing with all these retaining walls Front and back irrigation will all be drippers for us. We got strong sea breezes as we're on a hill approx. 6km inland from Coogee. Having said that, I'd like to thank our neighbours for watering our front 'garden' when they put their sprinklers on Their lawn doesn't get much of a water as it all mists up and lands on our front yard, or worse, in the air! Poor planning on their landscapers part, I think. Duke, what does your feature mirror look like? We'd like to get a long, narrow one to put above a buffet or hall stand in the entrance. It is so very bland and boring at the moment, so we've been looking around for a nice hall stand or something to put between the garage entry door and the master bedroom door. Again, I have a picture in my mind, but can't find anything that suits in the shops, so far! Merry Christmas, Wandering! Oceanic with Nautilus upgrades. Handover 8 September 2010 Re: FRANKENSTEIN - My building journey 467Dec 25, 2011 10:39 pm Hi there - happy Christmas - 1st one in our new house I see we are gathering on Duke's "turf" now - a few of our old group droppen form H1 so I'm happy to gather here with you guys O2 - I got a few aggies from Gumtree - free from people in the area. I planted some but have quite a few ready for when the beds are done. At the moment I'm still waiting for the foot paths and a few structural things to happen. They are in some buckets with a bit of water (no soil) and they are flowering... tough things. I'm surprised that some people are so strong about them being weeds - I had them in my garden before and they never sprung from seeds. Oh well I'm happy to use them in my garden - tough plus good flowers... Re finishing decorating the place - it takes time. Changed my mind a few times on what things to go where, what vases, paintings etc etc. Living in the house it helps to see what works and what doesn't. Hope you are having a good time - I'm having family over and been playing lots of games on Xbox360 Kinect - at the moment I'm taking a break - ok back to the fun.... talk later Preliminary agreement 23/11 Contract 22/03 Prestart 06/04 - finalised on 30/04 Unconditional approval 10/05 Demolition 05/07 Slab 26/08 Brickwork 13/09-06/10 Roof frame started 07/10 viewtopic.php?f=31&t=32292 Re: FRANKENSTEIN - My building journey 468Dec 30, 2011 4:12 pm Thanks all. Taking me a while to reply cause keep fogetting the photos...
O2, most my pictures and clock hanging are and will be either screw plugs and wall dynabolt for the heavy stuff (rated up to 70kgs for the small ones. So no issue with that but any small bump on the wall and it will just crumble which sucks. Was it easy to get those mixes for the garden and where do you think I can easily source them? Here's my pic of the mirror.. I don't think that is what you are after.... it's a little on the small side for us but it was either lots of money or little money so we went the little money. Saw this at impressions but not sure about the colour combo... Still looking.. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Would like a softer seat and more elegant looking than the hard seat they have there. Anyone have any siggestion on where I can look? no wood ones if you know what I mean and modern looking? Re: FRANKENSTEIN - My building journey 470Dec 30, 2011 6:31 pm Yeh, we're looking for a mirror similar to the one you saw at Impressions. I suppose the frame of it will depend on what sort of buffet/hall table we get for the entrance. Not sure whether to match it with something similar to the front doors, or to go with the black/white/silver theme throughout the kitchen/dining/living rooms. Still looking for a suitable buffet for the dining area, too. At the moment, i have an old 3-door buffet that my auntie gave me years ago, but it's a cherry/reddish type colour. Can't describe it, but it doesn't match in with the rest of the gear Sort of half looking (when we can be bothered!) for a dark brown/black wood buffet, tv unit and coffee table that will match in with the black/white/silver of the dining suite & lounge, as well as go with the charred oak kitchen cabinets. Oh, duke, it's all too hard! As for our certificates/licenses on the wall, I was almost contemplating putting an Ikea floating shelf up for them. Maybe I'll look at bolts/hooks at bunnings when we're next there. They're only paper in light frames, and I'm not keen on having crumbling plaster around drilled holes, but if that's what it takes to keep them up, that's what we'll have to do because they HAVE to be displayed, or else the auditor has to report it Oceanic with Nautilus upgrades. Handover 8 September 2010 Re: FRANKENSTEIN - My building journey 471Dec 30, 2011 6:33 pm There is another furniture shop in the units in front of Gateways shopping centre, near Cockburn Central. I think it's Imagine? They had some white tables in there when we last went in a couple of months ago. Some places will sell the chairs and table separately. Oceanic with Nautilus upgrades. They are pretty good - no need to drill - just put it in position and use a hammer to slowly push the pins into the wall - bunning will have them - they come in packs - use the ones for light frames as they are pretty strong. There should not be any crumbling of the plaster. For large items use the masonary drill bit to drill the holes then put in wall plugs for the size of the screws before intalling the hooks. Definitelly get some advice as the plaster should not crumble unless you are using the wrong drill bit or not using plugs to put in the screws. O2 - have a gander in bunnings, they have different ways of hanging pictures on walls... Their must be one to suit. Bags, I use the same masonary bit in two different houses and I have to say the plastering on DAH is worse... More crumbly and break up easier when drilling. O2 - How about have a copy of the cert even certified and put it on a notice board and hang the notice board? I know... Scan it and put it in a digital photo frame and put it on a desk or shelf and have it rotate between the cert? Is there a way to stain the wood with darker? ... That's how the manufacturer make the wood darker right? There is one too... Thanks for jogging my memory me. Thinks - it's next door to BCF on armadale rd just near the freeway turn off. Not sure what it's called but hoping for you it's still there. Re: FRANKENSTEIN - My building journey 475Dec 31, 2011 8:53 am Thanks Bags, I'd forgotten all about those little 3 pin jobs for masonary. I've been drilling holes for all our pics etc and have to say that the quality of the masonary in this house is c#%p and we've lived in a lot of houses where masonary bits were used. I've noted here that if I drill a hole suitable for a 5mm raw plug I end up using a 6mm because the masonary has eroded out during drilling. Duke, Murrays did have a lot of marri etc but also had white laquer and glass and chrome jobs. We also didn't want to go the timber route and have gone white laquer for the dining table. We didn't like the chairs that came with it so we upgraded to a set of black leather. Re: FRANKENSTEIN - My building journey 476Dec 31, 2011 3:27 pm Ant - I started out with a smaller bit knowing it will go that way. The problem is in the plaster and not the brick behind it. So to make it easy on myself pre drill with smaller hole and than bigger hole later and it made no difference. It's either crap material or mixed badly. Re: FRANKENSTEIN - My building journey 477Dec 31, 2011 4:57 pm Tinks - I found a similar mirror in Harvey Norman but at 399. Re: FRANKENSTEIN - My building journey 478Jan 04, 2012 12:39 am tinks, it might be the Tony Sadlers clearance shop that duke is talking about? Duke, did you ask where to get the zeolite, bentonite and green bio for the garden? And did I answer you? We got the molasses, zeolite and bentonite from our local Better Pets & Gardens (Bibra Lake). They had to get 2 of the items in from another store as they were out of stock at the time, but there was no real fuss getting it. Green Bio.. I can't remember the brand name, and I can't be bothered walking to the garage to have a look, but got that from Bunnings in the fertiliser aisle of Bunnings.. it was in a foil packet. I can have a look for the name tomorrow, if you like. As for the certificates, there are 6 mandatory ones to be displayed.. so it needs to be a big notice board Oceanic with Nautilus upgrades.
