Getting back to house news I met with a builder yesterday to arrange for the first of my two quotations. Still arguing with building insurance over some matters so will be looking at vcat submission sometime this week. Having difficulty getting onto building surveyors to find out which certificates they have for compliance so I know which ones are outstanding and need to be chased up. Firstly the plumbing leak. They decide to replace water damaged skirting board but not investigate the plumbing leak. Told me it was due to lack of paving around the house even though I told them it all cleared up once water mains was turned off. Told them the only way to convince them was while it was dry to turn on water mains and see what happens. Water mains turned back on and 24 hours later slab was wet at the back and some bricks wet too. Finally they concede that there is a leak and agree to add it to list. Second was the linen cupboard was not square. Rejected as it does not interfere with the purpose and function of the cupboard. Said the side was a wall and you could tell from the kitchen looking in it wasn't square. They reconsidered and said it was still rejected as it was within building tolerances. Replied back and informed them if they looked back at the independent inspectors report it was up to 10mm out of plumb and the tolerance is 4mm so it is not within building tolerances. They finally agree to fix. Still arguing about retaining fence and some other issues. This is a huge relief.. Found another issue about a week ago. The front door handle and lock fitting was changed before they went into liquidation at some point. I originally had the correct lock installed which was a Yale Digital lock that had a pin pad on it and also accepted mechanical keys and swipe cards. At some point it has been changed to a Yale gateman lock that has no pinpad at all. Need to submit this to building insurance too. As everything has dragged on I had a few vouchers from HN that expire in two weeks. So went shopping yesterday and used them for a deposit on a new fridge. Decided to go for the Westinghouse 610 litre side by side without ice and water. Finally managed to pin down building insurance builder to get a quote which is scheduled for 10th April. I had always heard that some builders would be reluctant to take on an insurance job. One guy contacted a builder and he said too much work. I was honest with the two builders I approached as explained what had happened. Both builders were interested in meeting up and providing quotes. I think the quotes will be quite high as they are fixed quotes. Obviously taking on somebody else's job they don't know what the problem is. So I assume for something like fix plumbing leak they need to cater for the worst case scenario as they don't want liability and don't know exactly what they will find. One builder I recontacted about quote sent through more info so he could add retaining wall to quote. Have not heard from him since and not chasing him anymore. Decided to get a quote from a different builder. According to building insurance I will be getting a phone call this afternoon about arranging a time to meet onsite with a structural engineer. This is to resolve the frame overhanging the slab to design a fix and also to look at where the slab was drilled into to move some pipes about 3 metres. Drilling in slab was done without consulting the engineers. They need to see if stiffness in slab has been compromised by the drilling and may need to reinstate the stiffness. So they will most likely need to drill into slab again to see exactly what has been done (luckily I have some photos too). This house will be finished one day!!! Also to design a fix for frame overhanging the slab in one spot that the builders ignored. In other news the breeder offered to replace the two kittens that had to be put down with FIP in February. Good news that there is no need to demolish house!!! They think the pipes may have been near some foundation beams rather than mid span. Awaiting report but it may be a case of removing some floor tiles, taking away concrete that was put in over moved pipes, exposing pipes and then checking all ok and filling with a stronger concrete.
