Interesting to see how much it varies. The architect definitely said $3700 per square metre just for the build (and not including his fees). I agree that this is VERY expensive. Re: Cost per square metre - architect designed home in Melbo 23Aug 11, 2010 9:31 pm Our rough figures for a 325sqm split level house on a sloping block with a 3 mr fall, with colourbond roof, timber flooring, rendered, w.i.p., 4 bathrooms is $430k. Doing a custom design with GJ gardner. If I didnt have to put ensuites in for teenage dd's, it would be somewhat cheaper. You will also need to bear in mind that you are proposing a multi unit site and as such it will always cost more to build than one house only after demolishing. Furthermore, when you are looking at multi unit sites, civil works will need to be upgraded, and there is where you often come across significant costs so keep that in mind when you are comparing costs for prices related to it. Can anyone explain the actual process of building an architect-designed (or is it architect-built??) house from start? The above extract indicates to me that "the architect" might not perform just the role of an architect, but rather that s/he is also responsible and oversees and organises the whole build - very much like your average project builder?! I'd be interested to know about how this works - maybe different people have comepletely different experience. This is roughly what I thought happens: You find a building site, you approach an architect with your sketches/plans/ideas and s/he works with you until a plan is finished and ready to send to council. In the meantime, you search for a builder (or can you also be an OB?!). The architect doesn't have much (or any) involvement from after the dev app approval (unless if needed to clarify something to the builder). You also have a PCA as per normal. Or not quite? I'd love to hear people's stories. Yes, spot on. That was our experience with architect-designed build. Except I believe we appoint council as PCA or something like that... Here are our actual, more detailed steps: 1. Decide on architect (we knew who we wanted early on), get a conversation going 2. Shortlist a few blocks of land, get opinion from architect pros and cons of each 3. Purchase the block 4. Give architect our design brief 5. In the meantime we organized contour survey of the land 6. After several consultations and revisions, he produced a "quotation drawing" (not yet architectural) 7. We showed the drawing to three different builders to get a ballpark figure (not a quotation yet) to ensure the house is within the ballpark of what we can afford 8. Architect organized engineering drawings and architectural drawing of the house 9. Out of the initial three builders, we gave those drawings to two (one belonged to a "top tier" which was out of our budget) 10. Meanwhile, architect submitted for DA 11. Builders got back with quotation, we decided on one 12. Off we go! Along the way the builder does consult the architect for things that he isn't clear of. The architect is willing to share his past contacts or details of his previous work (e.g. "ooh we like what you've done for this particular house, what material is this?") Unfortunately such queries are often met with expensive solutions :p As the saying goes, you get what you pay for... So in the end we just go along with a "simple build". Which may explain our low-ish per square meter cost. Some are becoming quite flexible with their building practices. We went with a private builder who designed exactly what we wanted without the expense of an architect. Pricewise we snapped up an absolute bargain but unfortunately our builder was either under quoting (which we have heard from numerous sources) or got in over his head in the end as they ended up going bankrupt just before our house was finished. Our home is 53sq and ended up costing around the $400k mark - not including any landscaping / flooring / window treatments / kitchen (we did that ourselves using their cabinet maker who was a friend of ours). Some things are worth waiting for.
