Looks good, there is plenty of storage so thats great. The rumpus room is quiet small, will this just be a kids play room? Yes i would definatly look at extending the meals out to fit in that sliding door, first thing I noticed actually. Maybe also a window over your kitchen sink.... I also like your bathroom and ens layouts with nice big showers Thats all from me.... love your plan....cant find anything glaringly wrong, you even have a basin in the loo...YAY just put sound proof batts on the wall of loo and bed 2, that is all I can add. great idea re a slider out, it is going to be a really sunny house in winter, how wonderful. Is that a fire in the lounge? is there a tv in that room? if so I would put that above it if it is a gas fire, otherwise that is my 2 cents. well done for being brave and posting on this thread as your first post, you know how we like to pull your lovely home plans apart...so kudos! Re: Custom Design floor plan thread post them here!! 806Jul 08, 2011 4:19 pm wow, nathan is alive!! yay!! eiffel, well done for bringing him back from the cyber black hole Re: Custom Design floor plan thread post them here!! 807Jul 08, 2011 4:29 pm haha yeh i just happen to be on hunting around a few threads always here and I do see everyones posts, just get a little busy sometimes. Everyone is so helpful on this thread and they really put some time and thought into their ideas, so great job everyone... Re: Custom Design floor plan thread post them here!! 809Jul 08, 2011 4:41 pm naaaw, thanks nathanbudde & kiwi for your kind welcome! I feel very loved already! Nathanbudde - yes, forgot about the window over the kitchen - it was there but the kitchen was set back 0.5m to accommodate a servery window but I asked for the window to be removed and kitchen wall brought out in line with the lounge- not thinking that they wouldn't replace it with a 'normal' window! lesson learnt there - don't assume anything when it comes to the plans! - the rumpus will be the kids play/junk room at the moment and in the next few years but we also want it as a potential spare room when bed 4 could potentially get an occupant in a few years or so...... Kiwi - yes in the lounge we are aiming to have a gas fire with a tv to go on the wall above....it might just be a gas point for a few years depending on the $$ - re the basin in the loo - that was inspired by this forum..... I am not 100% convinced on having the basin in with the loo though ...was thinking of having a seperate vanity outside the loo so that someone can be in the loo, someone can be in the shower and someone can be at the vanity shaving/brushing teeth etc so will ponder this some more! Do like the thought of the extra insulation in the wall.... will def keep that in mind thanks already for your comments & I look forward to hearing any other thoughts! p.s Kiwi - I used to live in the UK and would go to the Eiffel Tower any chance I got - I just luuurve it! Some of the best (& cheapest!) meals I have had have consisted of baguettes, cheese and wine in the grounds of the Eiffel! You & rf will love it & I will be very jealous! Our building thread: viewtopic.php?f=31&t=51657 Re: Custom Design floor plan thread post them here!! 810Jul 08, 2011 4:48 pm Not sure I like the coat cupboard right in front of the lounge double doors, but I don't have a better suggestion for its location. I would also suggest changing the lounge doors to cavity sliders which would give you more useable space as the lounge appears smallish. Danrt's thread shows some lovely feature sliders. Is there a window over your kitchen sink? It would be a shame to exclude someone in the kitchen from activity in the alfresco, especially when you're entertaining. (Oops, I see Nathan had that covered already!) With all those steps in the shape of the plan from the alfresco through to the rumpus, you will have quite an expensive roofline. It may even be cheaper to square up some of those rooms and gain some floor space at the same time. Re: Custom Design floor plan thread post them here!! 811Jul 08, 2011 5:19 pm NO, keep 2 basins. I hate seeing naked men shaving while I am trying to wash my hands after putting poo all over them in the loo trust me, keep 2 basins, separated by 2 doors. (if you have the space and can afford it) you will thank me when I come to stay. I do agree about the roof, every valley is about $3000 ?? so maybe put that into something else and if you can try and get some squared up...dont know how though!!! maybe pull the rumpus out in line with fam room I too lived in the uk for high school years and paris was a regular school trip. in my 20's went to euro disney the weekend it was opened. mickey in french...was just not right good luck with your build and when you start your thread, let us know on here Re: Custom Design floor plan thread post them here!! 812Jul 08, 2011 5:22 pm Kiwiii! I saw you are bored and want some plans? There havent been any updates on our parts, we are just "arguing" with wife now if we like ground floor solution or not... Basically she doesnt like the table right at the front door. We were thinking of putting it at the office space, but then the office? We dont want to put it on the first floor, as we like it to be next to kitchen and living space. - What we thought is to create a small space were teh office room is now, of about 2m wide x 3,5m long to be used as office desk, and then at the other side have the dining table. Look at example 3 - below. We might have a wooden bookshelf as a separator between office and dining... - Or do something completely different, change the way the kitchen is now, and take it at the other side, but i think the kitchen might be a bit cramped, also the table. through this, a desk can be put at the top side of the casual living room.... this is the original were you can see also dimensions and then some ideas... Thus there wouldnt be a direct connection to one another. The only issue with this would be that you would have the bed on the right as soon as you get in bedroom (i dont know if it is good for Feng Sui) and also that we wont be able to go straight out of the bathroom into the WIR (so we would need to hang a towel around us! ) Re: Custom Design floor plan thread post them here!! 817Jul 08, 2011 6:03 pm kiwi NATHAN...help fekish. they have been trying so hard to get it right..we need some professional help. With regards to the steps in the house shape - we have a bit of an odd shaped battleaxe block. Here's a pic: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ (that's better than trying to explain it!) We have tried to put the house as far back in to the triangular 'corner' as we can.......thus all the steps on the plan.... Oh, and when I first stumbled across the block I thought it was pretty flat...it does however, have a 3m fall across it! Our building thread: viewtopic.php?f=31&t=51657 Re: Custom Design floor plan thread post them here!! 819Jul 08, 2011 6:19 pm fekish, I have put the study and a coat cupboard by the door..BEHIND bi fold doors Can a loo be put under the stairs like in the uk? I have given you a walk in pantry, trust me..you want one of those. You are suppose to see the bed as you walk in the door, so where you have it is perfect. I have one door from bedroom into bathroom and then into wir...I LOVE IT, you dont need any towels!! keep it how you have it, you will love it, esp seeing that bath as you walk in, you will weep..it will look sooo pretty as the focal point of the room.
