Browse Forums Building A New House Re: How long did your final stage take to complete? 2Apr 28, 2010 12:10 pm we have been waiting 3 months now. Originally advised completion date of end of Feb. now near end of April and they are still 'fixing defects'. We have not yet been through to do our inspection... weeks keep rolling by. House is practically finished. So quick getting to end of fixing stage (3 months). Contract end date is July, hopefully get in before then. Re: How long did your final stage take to complete? 3Apr 28, 2010 12:22 pm Davefurnell we have been waiting 3 months now. House is practically finished. So quick getting to end of fixing stage (3 months). Contract end date is July, hopefully get in before then. oh my God, that's a long wait...and it's scaring me as we have been advised by our builder that estimated time of completion is end of April but they just finished lock up, no cabinets or whatsoever yet, just the walls. What's scaring me is that we have already advised our rental agent that we are moving out end of May. Oh dear.. i think we're in trouble... Thanks for your post Davefurnell and JJ305 Re: How long did your final stage take to complete? 4Apr 28, 2010 12:27 pm After the painting, there isn't too much to be done (as long as there are no problems). Our painting was done approx 4 weeks ago. And we have about 2 weeks left. No idea why its 2 weeks, as there is basically nothing left to do... The flooring all up takes about a week or so. So that would take it to 5 weeks from painting to handover. Could be a little tight with moving out by end of next month. We were given our exact date once the flooring was done (which is right after painting from memory). So once your painting is done you could possibly find out the date. Re: How long did your final stage take to complete? 5Apr 28, 2010 12:32 pm We're currently up to forever and waiting... I'd estimate that if they got everyone in one after the other they would be finished within 2 weeks. That said, they do some token *thing* (like install door handles) then bugger off and don't show up for two weeks. I suspect we'll be waiting at least three months before we have handover. Maybe you should talk to your rental agent and ask to change it and go on a week by week agreement until your house is ready. Re: How long did your final stage take to complete? 8Apr 28, 2010 1:25 pm Correct me if I'm wrong but after the painting all that is left is light fittings, powerpoints and light switches and door handles. Our ducted heating has already been put in and we are doing the floor coverings ourselves (except wet areas which are already done ). Then after this comes the final inspection which if all goes to plan should not take long to get the certificate of occupancy? Now does the builder provide this or do we have to go to our council and apply? If so does anyone know how much it costs? Fill me in if I have missed anything. Re: How long did your final stage take to complete? 9Apr 28, 2010 1:30 pm I'm at the final stages as well. The painting has NOT been done... but the tiling is complete, the cabinets are in, kitchen benchtop on and garage door installed. They will not revise the completion date which is 24th July. Why on earth will it take that long is certainly beyond me. Contracted completion date 24 July 2010. What's today's date????? Re: How long did your final stage take to complete? 10Apr 28, 2010 3:10 pm Ours took 4-5 weeks from the paint start... Most of the tradies start coming back to do 1 bit of their job (either a leftover task, a miss or a defect fix) .. the job itself might be small, but it does take a few days to find them free to come over .. Having said that .. different builders work differently and not in the same sequence .. soooooo .. it could be a shorter list to do or a longer list to do for the final stage .. Good luck! --- I don't have a signature - just this sentence saying that I don't have one - that'll do! Re: How long did your final stage take to complete? 11Apr 28, 2010 4:11 pm Our lease expires mid-May, we reached lock-up early March and we knew then we wouldn't be in by May, so we asked to go on a periodic lease (need to give 21 days notice in writing) which lucky for us was approved. And to answer your original question, it's been just under two months since lock-up and although the end is in sight... it's at the going-very-slow-builder-does-one-thing-a-week-stage Hi Mofflepop, I would recommend finding a building designer to prepare plans, they should design to your specified budget.
