Unfortunately, the ones the builders tend to use as standard aren't them. We upgraded the whole house to ID at a cost of $1600, chose a different colour for the walls in both bathrooms and the toilet, also $1600 (that was highway robbery ) and had the ceilings done in our choice of colour (not white) for $360. Staining the entry door frame instead of painting was $90, and we had our facade timber windows stained instead of painted for $860. Feature walls were about the same as HTB's if I remember correctly, but we had three included in our promo. I'm sure all the prices will have gone up; our tender was put together almost three years ago now. Anyway, it's definitely worth getting the better paint, with three coats. Like every other trade, the result will also depend on the painter you get. Ours was a gem. I hope you get all the good ones.... Re: Porter Davis and Paint 13Apr 07, 2010 7:09 pm I'm not building with any of the volume builders so i cant seem to understand why upgrading to higher grade paint could cost anymore than what i could go and by the 20L tin of paint for, a few hundred dollars for dulux, wattly. We bought a 15L tin of dulux for around $150 - $180. Maybe you could just supply the paint and undercoat to the painter directly. The painter doesn't get any extra for his work just because a different paint is used, and the difference in the paint cost isn't much, so the markup is all (or mostly) to the builder. I suppose it discourages a lot of people from making too many variations, which makes everything simpler for a volume builder. And it's like every other upgrade - the cost isn't necessarily in proportion to the value of the item being substituted. Since I was always at the house, I got to know our painter quite well and we had quite a number of discussions about the whole subject. You might as well ask how they calculate the upgrade cost for stone benchtops, different tiles and so on. Even the builder's staff can't explain it most of the time. If you want it, you just pay for it. I guess the alternative is to have the whole house painted in white, then repaint it yourself before moving in. Probably cheaper, but who has the time? It would drive me mad paying for every little variation as i have changed my mind continuosly. I'd rather pay a few thousand dollars to someone else to get a professional job in the first place. Re: Porter Davis and Paint 18Apr 08, 2010 10:27 am PD pay about 6.5k for a house to be painted inside and out (a friend used to paint for them). A professional painter might charge about 12k under normal cirumstances. So you aren't going to get a quality job through a builder if they are paying a little over half but the cost of having it done yourself is not peanuts. Re: Porter Davis and Paint 19Apr 10, 2010 5:20 am Take this advice When you sign with you're builder ask for the specification they will be using in the contract for painting. This will tell you what paint brand, how many coats, the specific paint of the brand etc. Also typically when you ask for feature walls etc in volume homes you do get socked alittle bit as the painters trying to make alittle extra money on a job the builders already squeezed him on, generally $180 is about right however a professional company will charge single walls at $10 per sq/m. You're specification should allow for the choice of paint colours from a standard pallette. Theres nothing wrong with wattly paints wattly like every other paint manufacturer manufacture different standards of paint quality, problem is most volume builders use a trade line of paints. (lets call them economical) . Re: Porter Davis and Paint 20Apr 10, 2010 5:28 am And to upgrade to a premium paint .....hear alarm bells if your being charged more then appx $500.00, remember you're not buying the entire paint for the home of a better quality, you're just "upgrading", the differance between a trade line and a premium paint is at worst $60 a drum for the painter, and the painters NOT gonna buy more then 10 drums of premium paint, if anything $500 should get u a premium ceiling flat, premium low sheen (wall paint) premium gloss and undercoat aswell etc. When my company were doing volume homes we as standard charged $600.00 + gst (not for cash tax invoice supplied) to upgrade to a premium sealer, premium trim and door undercoats, premium low sheen and premium ceiling flat. in other words all paints where upgraded. and as a company we'd profit maybe $100.00 for upgrading and the cost would come at around $500. we where constantly doing large 6 bedroom homes so...... Remember theres no more labor in using premium paints.
