So we are rendering in the same colour as the Gravel bricks and this was approved .... go figure!! Fascinating. lol. Thanks for that. I guess they look at everything on a case by case basis. Do you have 3 elements in your facade? Apart from the brick and the render what else did you do to get it through? I'm new to this.....lol Re letterboxes, they need to be substantial build, bricks same as house or similar material, max height of 1.1m, you can find it in The Ponds Rules and Regulations brochure which is also online as a PDF. I've had a look around the area and there seem to be a lot of double storey homes popping up, if we go single storey will our house get shaded by our neighbours and will be basically have no backyard? I'm really concerned that going single storey will really ruin our enjoyment of our new home if our neighbours block our sun light.. Has only else had this similar kind of problem once they built on Ridgeline Drive? Cheers! Hi there, my partner and are building a single storey on Alkoomie St (cnr Eumina) and we are hoping that our neighbours are too, however I believe when your neighbours plans are submitted you will receive a copy and will be able to see the shadow diagram of their house and how it will affect your "sun"... SInce our move to the ponds in Late april this yr. We have been busy settling in and trying to finish our landscaping. As first home buyers it's all new to us. One of the biggest costs post house build was excavation! removing all that excess fill and levelling the yard! If anyone is looking at getting this done let me know and I can pass on the details of 2 guys who did an awesome job and had competitive prices. I was quoted 6-8k just for excavating 12 tonnes of fill and that didn't even include levelling the yard it was just removing the soil. They did all this plus laid certified turf! for a very good price! and they did an outstanding job they also offered services of planting. But we decided to do this ourselves. Next we did our fencing and by far ezyclip was the most competitive and reasonable with good quality. Driveway was done by Jim excellent service seriously we had other guys come in and say No no we can't do the driveway like that. We felt we couldn't have our driveway the way we wanted to. However Jim was easy to deal with and didn't sound pushy or telling us No we can't do this. Awesome job and very happy with the service. We had one landscaper approach us for all the services at a price of 15-30k including driveway, grass, plants, excavation however his job was not good unfortunately seeing from others in the neighbourhood and their comments. Apparently they thought he laid Sir Walter turf and now their turf is all purple and burnt looking. So be careful if anyone goes around saying that they will lay a certain turf unless you get a certificate saying its the authentic stuff! Overall we have saved heaps. Blog List add 1180Aug 10, 2012 8:06 am have you guys notice a bad smell around afternoon? it smells like coming from chook pen.. anyway... someone told me that its just the manure other people are laying in their landscape.. but when I went to the vet this week for my puppy's vaccine around quakers hill (if you go straight stanhope parkway), i notice the same smell as well... when I asked the vet, she told me that there are a couple of chook pen in the area.... anyway, it's not everyday... only a few days of the week only.... 0 4972 Your house roof does not show rusting other than some surface rust on the flashings. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10181 Wish you all the best. Once you signed the contract, they will find millions excuses to charge you.
