Understandably We received our approval (and construction certificate) earlier in the week and a copy of the stamped plans today! Very exciting! We've both had a very busy week at work, so feel somewhat drained, even with this exciting news. Agreed, Blacktown Council have been great. Our approval took about 9 weeks (keeping in mind that it was submitted well before our land registered) plus we had to make adjustments to the slab due to the high salinity of the soil. We have been busy but were finally released to construction this week and have just received our first email from the SS saying that the block will be cut today and we should have our slab next Friday Can't wait to visit the block this weekend and actually see progress. I would have thought your builder would apply for this at the same time as your builiding approval. I don't really know a lot about it - so I could be wrong. Chasey, that's awesome news!!!! YAY! Very exciting! We will probably head out to The Ponds in a few weeks (to sign off on the final plans) and then our file will be released to construction - very exciting times indeed. Our frame is all done, retaining wall and fence in on 1 boundary and bricks arrived today. A ridiculous amount of red commons everywhere. We are off overseas next week for a holiday so will need our neighbours to take pics for us while we are away. Will post hereafain once the blog is updated. Blog List add 694Oct 01, 2010 11:57 am Hi everyone, It is good see a lot of progress in the area. It is exciting to see more and more buidlings standing up. Hope my house construction can commence soon. In fact my busband and I have been through a lot of dramas with builder in the last 10 months; however now we are still waiting for their "final" paper work for contract price variation after our plans have been approved by the council and certifer. Just wonder who have unluckily been through such things we are now facing: 1.The builder says the variation is for the fees(appr. $1500) charged by sydney water for the following items: Plan review & approval fee Purchase of WAE plan Pier Inspection Amended engeering details 2. The builder also states in the variation: clients hold responsibilites for the cost of repairing any damaged caused to Council's assets in the vicinity of the land as a result of the development works shall be met in full by the applicant. And clients are also responsible for fee payable to council as part of construction, compliance, or occupation certificate or inspecteion associated with development works. We presumebly thought this council fees should have been included as part of contract price. We are not sure some extra bills come to us again. Anyone can share some expeience, we would highly appreciate. Hope everyone have a good holiday! Pegout to be carried out early next week, which will coincide with us receiving our final loan docs, then our site start will commence about 2-3 weeks later Min, hope you're having a great time in Europe. Chasey, yay! So excited for you Hopefully the slab is down by now. Tina and Robin: I'm all very new to this so probably can't shed a lot of light. However, we didn't have to pay any additional fees once we received our council approval. Sydney Water did have to do a pegout of the sewer line, however, this was covered in our tender. As was the change in slab material due to the high salinity of the soil. I guess all I can suggest is to check your contract as to who is responsible for these costs. We were lucky to have these included and have our builder abide by the contract. Regarding item 2. We had to also sign a final variation with a few items with regards to our Council approval such as the one you mentioned. Ours said something along the lines of what yours says, however, our builder noted that we are only resposnsible IF they do not cause the damage.
