Re: Anyone building at George's Fair, Moorebank? 5212Jul 15, 2013 6:39 pm Maybe I expect too much but I would never pay any amount for a contract extension due to incompetence. Builders for any estate know the council allowed time frames & there normal admin time frame, so that is what should be quoted as your contract time. I guarantee most of the extensions are needed simply due to builders slow admin process & that is something a client shouldn't have to pay for. The only time a client should have to pay for an extension is if the delay is there fault, like signing up before land registered & that is delayed (client is taking the gamble there) or client keeps delaying the admin process with changes or delayed responses. Our contract time went over the allowed period & I wasn't charged one cent extra, why because I didn't delay one thing & completed all tasks promptly. My builder didn't have a leg to stand on when I ask why delay from there own quoted period & they couldn't use me as an excuse so the 2 months extra delay was there problem. I contacted Origin and they didn't know we were with them!!! Apparently they had some sought of IT problems and it might have taken a while to sought out. We since have received a bill for 12 months gas that they have proactively allowed us to pay back over time. It was surprisingly low for the period and we received some sought of rebate for a couple of hundred dollars. Congratulations on the addition to the family she is gorgeous. Re: Anyone building at George's Fair, Moorebank? 5216Jul 16, 2013 5:53 pm wayneratters Hi izzysyd who are you building with? Hi wayneratters, Im building with WH... Amazingly they have been great on the building side of things.... So far so good. The rain has been a burden though, but they seem to pickup and make up the time when the sun is out.... Re: Anyone building at George's Fair, Moorebank? 5217Jul 16, 2013 6:11 pm kesrob kieranb stevehome2014 stage 5A year 2013 - 312m2 -> $315,000 BTW, we are going to sign contract with Wisdom tomorrow. Anyone built with WH and how long start to contruct after contract signed. I heard that the admin process is.....but they said must start to build by end of Dec. Hi Steve, congrats on signing up. The admin process is PATHETIC. No one assists and if they do it's too late. My wife and I had many issues during the admin stage. We signed up around August 2012, had all our appointments completed by November, waited for W to get all the documents together then had to wait 4 weeks over the Christmas holidays before council submission. Council came back after 1.5 months and we signed final documents. Started building at the start of June and have already got the slab done, framework, bricks, windows & colourbond roof. Building process is great, very quick and the site supervisor is very helpful. Hang in there champ. KB Hi Steve, Put your patient hat on, cause their admin process is an absolute nightmare!! I would never build with them again purely for the pathetic admin and run around you get all the time. Example - we had council approval for 3 months before the build even started!! We have just got a slab and the SS is great - the construction team are definately more switched on and on the ball, but dont expect a timely admin process or that ANY timeline you are given will be met. Good luck. oh you need more than patience.... It took almost 3 months after the council approved my plans to start on the slab. I have a friend who works for another big building company who are not commissioned to build in GF and he said that when council plans are approved you generally get everything you need done in the waiting period and then you start building about second week after the plans are approved. I'd put money on it that nobody has had that happen building with WH.... The quality is great, during the build its great, but seriously paperwork, A JOKE.... And the fact that they sell the whole pay 3K to protect you in case council make you go over the 6 month period is a joke as you always do go over the 6 month period.... they make sure of that!! I'm no way defending any builder but I don't know many builders that will start your build 2 weeks after council approval, mainly because until they have council approval they can't order anything or finalize plans because council may add some requirements that mean changes to plans & build. The builder I'm with has a standard 10 weeks if no client delays with bank approval etc after council approval. Re: Anyone building at George's Fair, Moorebank? 5219Jul 17, 2013 4:58 pm Hi everyone, did you apply first home buyer fund? I'd like to ask the rule - "total price <=650k" that is land price + building price? I'm wondering the building price just the contract price, any extra cost after the contract, e.g. kitchen variation, future upgrades, will not included this 650K limit. Right? We built with C and from council approval to construction start was 6 weeks. In that time we still to had to sign final plans and as you said, they had to order materials so I imagine that most builders wouldn't start much faster than 4-6 weeks.
