Browse Forums Building A New House Re: Masterton Homes - The new thread 2243Sep 21, 2011 8:53 am Hi All Well we are waiting for our final tender and construction certificate approval. We received council approval a few weeks ago. We have a tap in the Alfresco for water for a sink for built in bbq and sink. I have had a sudden thought of where the waste for this sink should be going. Is this something you can add after the house is built or during building. If during building I expect Masterton will charge for the change as well as the extra to do it. Also was thinking of putting a sink in the shed in the garden (shed not built yet) can this be added later or can you ask the plumber when at the house to add some extra pipe that is not connected. Finally in the study was thinking I may need some storage and again was thinking that if we change this with Masterton we would get charged so having a built in wardrobe built later is this easy enough to get done. Thanks in advance for your help. Try the ignorance bit and plead with them nicely, they can be human sometimes, it worked for us 1 time. Villina is a nice house, where are you building? PS Good luck!!!!! Re: Masterton Homes - The new thread 2245Sep 24, 2011 10:06 pm Hi Guys, We are tossing up between the Symphony MBTF (as seen at Warick Farm) or the firstyle Oran 30? Really hard i love them both and i think the costs will come back similar. Acouple of Questions regarding Masterton if anyone can help? We were going to upgrade to the Platinum package but i honestly dont see the point?? I mean you get so much already in the Mansion package dont you? There is only a few things you dont get that are in the platinum? The only two things extra id want would be the 40mm stone benchtop in kitchen and the stone benchtop to bathroom vanities, any ideas what they charge for these? In regards to picking tiles for bathroom and colours for kitchen how much extra did people pay at the colour appt? If you don't want everything in platinum package, then it's best to just pick out the extras and add them on top. As for pricing for 40mm and bathroom vanities - I don't have the figures on hand but if you look back through the beginning of this thread there was a lot of discussion. Look up a poster called MrsRose as she had a lot of this information. We were also looking to add stone to the bathroom vanities and it wasn't too bad. The upgrade to 40mm stone was hefty though. Sorry can't remember exact pricing - it is all way back in this thread though. Good luck. Stone to each bathroom is about $600. Re: Masterton Homes - The new thread 2249Sep 27, 2011 1:45 pm Sorry squashedrex, I havent been in here for about 2 weeks, I havent been getting any email notifications. We went to Warwick Farm for our colours (and alarm) appointment, and dealt with the lovely Deb. She was fantastic. We are having our electrical appointment tomorrow at Swansea, then we will be done. Have your plans gone into NCC yet? Our plans have been in Newcastle council for 4 weeks today, hopefully they'll be out within 2 weeks max (or we wont be happy!). We are starting to look for a rental to move into, because our house is booked for demolition 14 November. susiebunt, congratulations! you must be very excited We didnt even consider the platinum package really. Loftus, sorry I dont have any suggestions. How are you going with it? We went through the display home on the weekend to work out how many and where we want power points and lights, and including meter box upgrading etc we are spending an extra $2900 on this! Far out! We dont feel like we have gone overboard on any of it either. We also got a post contract tender variation from Masterton last week that says "upon receipt of the site investigation report it has been indicated a H class slab is required". Our contracts had an M class slab, so now that Masterton have worked this out they are charging us another $2450. Really not happy because it wasnt in the contract that we got finance approved for. Grrrrr. Thats my first real vent LOL Novo Overture by Masterton Contracts 20/8/11 DA submitted 31/8/11 DA approved 27/10/11 Site scrape 30/1/12 Slab 6/3/12 Frame 21/3/12 Brickwork 24/4/12 Lockup 8/6/12 PCI & HANDOVER 27/7/12 Re: Masterton Homes - The new thread 2251Sep 27, 2011 2:00 pm Hi Novo.. no problems... we know our site will be difficult for a standard design, hence why we are now probably looking at a custom design...
Just a bit of feedback for you... I did see a recent estimate from M which did have an upgraded H grade slab for a circa 30 sq house and I am sure the cost increase was well above $2,450... I am pretty sure it was more like 5-8k.. Don't quote me on it, but the $2,450 could have potentially been worse .. Obviously not good enough from them to advise you so late in the piece, they should have done their site survey and soil testing beforehand..?!.. Re: Masterton Homes - The new thread 2252Sep 27, 2011 2:13 pm Thanks Loftus. Yep I agree, could have been much worse, just annoyed because the site investigation report that this is based on is dated 11 July, and we didnt sign our contracts til 20 August, so M had plenty of time to get the contract correct before we signed it and got finance on that amount. Frustrated by that side of it. There better not be any other nasty little surprises! Also they say that the site costs are FIXED however Novo just mentioned that they charged you a further $2450 man i hate that they can still sting you with things when they say its fixed!! Also we are finding it a real pain in the arse about this BAL bushfire rating. Our developer said that we are in a 12.5 BAL rating area however on our Section 149 cert from council it says we are not in a bushfire area. So i called Camden council today and they said that we are NOT in a bushfire prone area but Masterton are asking for a certificate or something? Re: Masterton Homes - The new thread 2255Sep 28, 2011 9:26 am Hi Susiebunt We are building with Masterton and our 149 says we are bushfire prone. We knew that our land had been reclassified after a subdivision in 2005 so we approached Lake Macquarie Council and they confirmed that according to their records we were not bushfire prone (despite them issuing a 149 indicating otherwise). The Council officer told me that I should stand my ground with the builder as when the DA is lodged the Council will be guided by their internal records only and we don't need the additional expense associated with bushfire compliance. We submitted our DA personally at Council and at this point they confirmed that we did not require a bushfire assessment. I suppose it depends on your sales consultant but ours was very helpful and she left it to us to sort this out with Council (which we were happy to do). Hi Susie, We're building the Manhattan 37 with Masterton and they charged us $1,600 to upgrade kitchen benchtops to 40mm. We haven't had our colour selection yet as we are waiting on final plans, but we are not intending to upgrade the bathroom ones to stone as the vanity basin would probably be covering the full length of the vanity. We'll see and will probably know in a few weeks time. Hope that helps! I am pretty sure Masterton do the gas connection (it says that on page 2 of your progress payment bills) but not sure which gas supplier they use AND have had a letter from electrical guy saying they will connect electricity to electricity supplier for $400 - this includes supplier fees and charges BUT does anyone know what happens with WATER connection??? do we have to arrange that or does Masterton????????? Any feedback would be greatly appreciated! Re: Masterton Homes - The new thread 2258Sep 29, 2011 9:41 pm Hi Novo Still waiting for our ammended plans to come back. They didnt get the first set right. Did you stick with the standard alarm system? I'm assuming the standard one is pretty basic, hoping they dont overcharge to upgrade it. I want one I can monitor/control from the internet. Who is the Electrical company at Swansea they use? I'd be interested to know as I have a lot of lighting to be installed and I'd rather pay them direct then through Masterton with their fee on top. We will be supplying the lights ourselves just need the Electrician to wire them in. Also our H Class slab is costing $3k. Hope your plans go through soon. NCC's online DA system is a joke. Re: Masterton Homes - The new thread 2259Oct 03, 2011 3:32 pm Hello everyone Just wondering if anyone can provide some feedback on what they were charged to lay rectified tiles in the Masterton bathrooms. We were quoted $1,200 to lay rectified tiles to the ensuite with only an additional 2 metres of tile to complete the tile to 1.2 all around (in the few gaps where it wasn't already 1.2 metres) and choosing a $35/m2 tile (noting that $27.50 of this is within the allowance). We went to Tile Direct to select the tiles and were bowled over when the quote came back. Needless to say we haven't signed off on our selection. Would greatly appreciate any feedback before final decision needs to be made on Saturday. We then have our colours appointment on Monday in Sydney. We have been told that Masterton should start building within 20 days from today. We live an hour away from our block so probably wont be able to see when they start to build. I did ask if they let us know when they lay the slab and they said probably not. We should get a letter in the post to introduce our site supervisor. How long did it normally take from when you were moved to construction for something to happen. When we know they are actually building we will be visiting our block on the weekend to see the progress.
