Browse Forums Building A New House Re: Provincial Homes 394Feb 05, 2016 7:39 am Good to see some progress NikNAndy. In one of your photos the overflow hose (black hose) from the rainwater tank is dumping onto the ground. I wouldn't accept that it will completely flood the side of your house, a lot of water ends up coming out of that pipe. Unless you want to extend it and run it to a garden bed or something. It looks like they have sikaflexed your articulation joints ? We have this black torn foam in our's that has blown out in spots and stuffed in, in others. Very unsitely. We have requested ours be sikaflexed at maintenance. It's good to see your problems are actually getting sorted though, and you will be doing extremely well if you can get in during the contractual period. I think our build time for a single storey was just over a year all up. Craziness I'll update our blog over the weekend, a lot of work has been done mainly with landscaping and there is still a lot left to do. We put in a maintenance request when the shut down period ended, and were actually surprised to have someone come out to document the issues raised based on what we had been told from other customers. Poor guy wasn't having the greatest of days but was pleasant enough to deal with. Nothing has been fixed yet, but suppliers have been calling to book in appointments to come look at things. 1. B&D coming today to fix and service the garage door. 2. Bradmans should be coming next week to fix a few windows that don't open properly. 3. The Plumber is totally useless and refuses to accept any sort of responsibility for anything. The two issues we had are the kitchen tap and the shower head in the ensuite bathroom rusting because not enough thread is sticking out beyond the tile to make a tight fit. With the kitchen tap the expectation was that if a tap blows up in your house, you don't touch it and go without until they can get someone out to fix it. So yes leave your dirty dishes in the sink, don't cook or clean or any of that. With the shower head they refuse to accept that maybe just maybe one of there staff didn't install something properly. I have the pictures to show the rust stains around the shower head on the tiles that won't come off. I'll post them up and you can judge for yourself. 4. The other issues our site supervisor has said he will handle himself, I am still waiting to hear back from him. Will see how long it takes. He said to give him two weeks ..... lets see how that goes. I am still waiting to hear if they will bring someone in to fix the bricks that are green on one side of the house. Austral has confirmed this is because the brick cleaner used a too high concentration of acid. The site supervisors expectation is to live with it, but he doesn't deny they aren't green. I'm pretty annoyed about this. I understand that maybe you can't clean mortar off bricks as well as you should, but faulty workmanship why should a customer have to accept that. I left this lot a positive review based on the fact that I was told they would fix up issues after we had moved in. I'm not so sure that is the case anymore, and trust me it's the little things that will annoy you when you move in. The funny thing is that half these fixes would have probably cost a builder a lot less than a $1,000 bucks. The plumber and the builder must be best mates because there attitudes are exactly the same. It's amazing how great it is to deal with Bradmans and B&D though. There customer service so far has been excellent. Re: Provincial Homes 395Feb 07, 2016 12:19 pm Good to see you are still on the forum kavehman, I imagine it gets hard after you move in and have a million things to do. It is disappointing that you have had a bad run with issues and that they are not being fixed promptly. I expect we will have a few issues and I certainly hope they are rectified quickly, preferably in the contract period. Thanks for the tip re: the black hose from the rainwater tank, I had already spoken to the SS about that, however I suspect this is something we will need to do. The aim is to get it connected to the overflow pipe as the other capillary bleed tube has. It shouldn't cause a flood regardless as it is the capillary bleed tubing discharge from the first flush diverter and only should contain a small amount of water. Yes, our articulation joints did get sealed. Our SS explained that the original black foam joints have a tear-point in them so after the cleaning the outside section gets ripped off and the joints sealed. I remember you had a number of issues in this area with articulation points missing and then applied as window dressing with a brick saw - incredible! How did you go on the contract period, did you get any liquidated damages in the end? Also, did you get anywhere with the flyscreens for the windows? We were told these could be got from Bradnums with the Provincial discount, is this not the case? Your blog update today is another reminder of how much work we have ahead of us! We are currently looking at landscaping, driveway, and fencing companies so if anyone has any recommendations for the Hills District please let us know. I have updated our blog with the latest including delays and tiling issues and a lot of pictures. Re: Provincial Homes 396Feb 09, 2016 8:39 am Hi, We are nearing internal selection stage in couple of weeks. I got to know from Provincial homes that they do not have a color studio as such instead recommended us to go through the booklet, visit their display homes to pick selections and finishes. I am currently looking for any suggestions in this space as most of you have been through this stage. What is the best way to approach this? Should we just visit their display homes and choose our liking or is their any another better approach to this? Appreciate your suggestions! Re: Provincial Homes 397Feb 13, 2016 12:54 pm So we've signed off final plans and going in to sign contracts shortly. Couple of questions: 1. Any tips or advice for the contract? I'm getting my solicitor to look at it, but it looks largely to be the standard HIA contact. 2. For those of you who had vacant land before Provincial came onsite, did you fence it off? My concern is someone may dump stuff on my land. Can provincial put up fences earlier? Thanks. Re: Provincial Homes 398Feb 13, 2016 7:09 pm Hi, We did a KDR and have a pool that is staying that needed fencing, so we fenced that and the front off at the same time, when it was time for Provincial to come and instal their fence, we just removed ours, I think maybe it would be more seamless if you used the same fence company as they do, but not too much of a drama if not. They use ATF 13 17 16. Re: Provincial Homes 400Feb 28, 2016 6:20 pm epping48 Let's keep in touch as it seems both our houses will be built next year. My house will be constructed in Epping. If I may ask where are you building and which design. I have selected to build the Wollahra 43. My name is Joe. Hi Joe, I am also thinking to do a knock-down and rebuild in Epping, still haven't made up mind of choosing Provincial or Masterton. Neighbours told me it would be difficult to get council's approval to demolish old houses in Epping. (we are in Parramatta council). Just wonder if you had trouble to demo your house and which demolish guy you use? Thanks. The Dulux colour consultants are awesome. If you show them the photos they should be able to figure it out for you straight away 1 1609 Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74688 I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
