Re: Provincial Homes 353Sep 14, 2015 9:26 pm gandn Just a heads up for any more waste. There are quite a few recycling places in Sydney that will take masonry, concrete and tile waste for $55 load. But you will have to take it there yourself in a trailer or truck. The more I work on this house, the more I wish I had a car that could tow a trailer Maybe my next car will be a ute lol. For anyone still following my blog, I have done a long overdue update. 1. Carpet is now in. Provincial Lane - Premier Soft in Sugar cookie 2. Water leak that is Sydney Water was found. 3. Water leak in the roof that is Provincials to fix has been found. 4. Fence is now up 5. Have put together a list of maintenance items so far. We are close to moving in, hopefully soon so we can start on landscaping, laundry fit out, WIR and Air con. Re: Provincial Homes 354Sep 17, 2015 6:57 pm Hello everyone, Things seems to moving along. Spoken to my SS and we should have PCI on 9th October. It is remarkable to comprehend what it means... Keeping our finger crossed. As for the build, tiling is going on currently. According to tiler, he should complete by end of next week. So we have left over painting, electricals, plumbing finish off after that. As for the PCI, any feedback on things to look for would be highly appreciated. I think I will have to do another round of inspection to note any lingering issues. What can happen if their are number of issues, should I go for keys and get them fixed after or before the handover? I have flagged my bank with the tentative dates, so we do not have any delays in doing valuation and final payment. I am also trying to line up my tradies for all the leftover works. So many things to be organised... very exiting to have things coming to end... More updates soon... We're keen to build a Woollahra 43 + 3rd garage. We're in the process with another builder but having gone through the display again, thought to look into a little more. Saw George over the weekend as we had some specific layout requirements for the downstairs plan, and pretty impressed how he was able to reconfigure to our needs. Also, his general knowledge and proactive assistance was very helpful. We gave go ahead to do the tender - surprised that they can turn this around within a week! A couple of questions for those more experienced: - can ppl share their provisional/actual amounts for electrical (we're keen for downlights throughout the ground floor), kitchen (wife wants a hampton-esque shaker kitchen), tiles, increase upstairs cieling height to 2.7 etc? - does anyone have completed examples (photos) of the Sienna facade? - what are your experienced thoughts (and cost experience) on things like: underfloor heating in bathrooms, skylights, increasing insulation in roof and walls, rebating stacker door tracks into slab? - natural light concerns in the central living area downstairs if we have the grand alfresco setup. Are Provincial pretty upfront with the full costs? I know about contingency but would prefer to have realistic cost estimates from the start. Any assistance is greatly appreciated. Welcome nav12c, I think you are taking right step by choosing Provincial. They are pretty ok in building, now that my house is almost done. I hope the end result is GOOD.... As for the things you wanted to know, the key is to include EVERYTHING that you want in the contract before you sign. Once you sign, any changes will burn you like hell. We have been through and have learned the lesson the hard way. What ever you want (even if it in your dreams....) just put it down in your contract. That is the safest bet. I can say from my experience that Provinicial are pretty ok with the contract price and their was no hidden cost in it. The only extras were: 1. Variations to the contract ( quite a few, costed us a fortune) 2. Extra piers before the slab got laid (depends what you have under your land) 3. Electricals (again, you can choose heavens !!!) I am building a SIENNA, ask George he can provide you with some addresses too. If you require, I can send you some pictures, although I have been lazy not to put any on the forum. Good luck !!!! As for the current state of progress of my build, I hope my SS is sticking to 09th Oct PCI. The tiler is still at work and all the raft of tradies are waiting for him to finish before they swoop the place.... More updates next week. Re: Provincial Homes 357Sep 29, 2015 10:16 pm Welcome Nav12c, As you have seen we are also building the Woollahra with the 3rd garage and so far have been very happy with the quality of the construction so far. George was very helpful in the early stages and has a wealth of experience! We found Provincial to be upfront with costs (with their 20% added), though I think it is always prudent to research costs as well. So far other than a little extra for piering and a pipe inspection we have had no additional costs. Electrical and tiles costs for us was high as we went for a more finished, high standard during the construction period rather than after. You also just need to remember that any variations after contract get added to the first progress payment as a lump sum. The Sienna Façade looks great, very grand! On our construction side we are now seeing a lot of progress now bricking is finally completed. The façade and gutters have been done, sarking and roof tiling completed, and rendering done on feature piers. Our blog has been updated with loads of pictures. Hopefully updates will come more regularly now as more progress is made! Re: Provincial Homes 358Sep 30, 2015 10:29 pm Hello everyone, A quick update on the progress of my build. Some delay in PCI, has been re-scheduled for 12th Oct. It is just past the other date so I am confident it shall be met. The tiler has completed and the bathrooms, laundry, porch, balcony, alfresco are looking beautiful after the tiling. One word on the tiler, the work done by him looks pretty clean and tidy. I had a quick look around today and Electrician was busy putting all the light / power points, etc. One thing I would like to comment on the tradies employed by Provincial, they are pretty good and know their work inside out. I have seen this with tiler, electrician, painter and carpenter, etc. all of them. So where are we now, well this week looks like quite chok-o-block with tradies completing the left overs. I think I will have the bank valuation mid next week. If it goes on plan, I will be doing the PCI on 12th and should have the keys just around that. I have already flagged my tradies to start from 14th Oct, so their is very little margin of leftover days in between. It is exiting time.... AFL final this weekend and Hawks(favourite) in the finals..... and seeing the house getting finished.... can't wait till end of next week. More updates soon...... Looks like they have really picked up the pace for most people. We have had shutters installed, and ducted air con going in this week. Progressing along slowly I guess. But it's getting there. It doesn't look like Provincial has a dedicated supervisor set up to tackle maintenance issues which is a shame. I have flagged my roof leaking above the portico. Hopefully it doesn't damage anything internally in the living areas. I flagged the issue last Friday with my concern being passed on to the original site supervisor, and haven't heard anything yet. What would people say is a reasonable time to expect a call back for something like this ? The Dulux colour consultants are awesome. If you show them the photos they should be able to figure it out for you straight away 1 1619 Ask for references and speak to them.
