Browse Forums Building A New House Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 802Oct 21, 2010 11:47 am Hi Acherion, We had concrete and left over building materials from our neighbour's build dumped on our land back when we started, I was worried that we might have to fork out money to have them removed, I reported to my builder, took photo's and showed the council etc but in the end my builder cleaned up the mess when they did the site scrape. We had the same thing as you plus a medium size chunk of concrete (to heavy to move physically) and all was removed so I wouldn't be to worried. Acherion I noticed in your build blog you said you couldn't see the photos on the my place website due to not having silverlight.I was able to see mine under the documents tab not the photos one. Mind you they really dont put up too many. I use a Mac at home and at work, it doesn't seem to work properly at home (although I'm sure I did something wrong, I'll try again soon), but here at work I use both Safari and Firefox, and the Silverlight plugin only works in Safari on this machine. So at least I have a method to check the pics now – and I definitely won't be relying on it to see updates of the build! It didn't occur to me earlier tonight however, that it wasn't mere coincidence that it happened on the same day we got taps; a tradie somewhere in the area must've spotted us getting a tap and decided to wash their truck on our land with our brand new tap, and of course we would be footing the bill. Taps in the Aurora estate are lockable; there is a brass tap near the meter that has two holes in it. Keep it in the closed position and put a padlock on it ASAP to minimise this happening to you. You might be unlucky in that someone might beat you to locking your tap and wash their truck or whatever, but hopefully if it does happen it only happens once before you lock it. I have bought my padlock but hadn't had a chance to lock the tap yet; I'll have to take the hike up there tomorrow after work and put the lock on it. Just a friendly PSA. On another note, did anyone go to the Aurora market earlier today? It was alright for a little market, the people selling plants would've been the best places to check out, alas we don't have a house in Aurora yet so we will have to wait until another market festival more closer to our handover date. Re: LYNDARUM / AURORA ESTATES: Epping, Victoria 817Oct 26, 2010 2:53 pm hi guys, the dispute what i have with them is regarding the alfresco. we were told that we would be getting concreting to our alfresco but now in the end they are refusing to do that and saying its not in our contract. i had my alfresco extended by about 2x7 meter and they charged me around 5200 $ for that and when we asked them to cut down the cost by taking off the concrete they said its not going to make any difference to the cost so we knew we will be getting concreting done but now when we are suppose to move in they gave us this shock. this whole experience with them is like a nightmare. at the moment my backyard is just all mud and basically i cant just use my alfresco. i also think that might be my fault because it does not specify in the contract but when they said the display house is what you get then we should have not believed it. but still i am going to contest it because to me just a roof extension of 2 meters shouldnt cost 5 grand. whats your opinion guys. That's alot of money for nothing.you are right about display homes being misleading. They should specify the REAL cost for the home you see. Sounds serious Mayank ... you really should have checked the contract on this one. Roofing costs seem overstated. I hope that you communicated in writing with them regarding the conversation where they mentioned that taking off the concrete is not going to make any difference to the cost. Contractually if the works did not include concreting in the $5.2k then you have no case ... however letters stating that omitting concreting will have no impact on the cost can be used to infer an implied intent on TH part to actually put in the concrete. Another thing you should check for is if the plans show concreting to the alfresco area. If yes then you may have a case for getting concreting done up to the original area (rather than the extended area).
