At the risk of repeating everyone else on the forum, its great to see the estate gain some life and people moving in to their new homes. I've been around regularly (a little too regularly, but I'm not exactly sure at what point it becomes 'obsessive') and I can truly say that everyone's house looks great!
And my partner and I can't wait to join you in about 3 weeks time.
With that in mind, I am due to have my PCI (pre-completion inspection) in a week or so. I've been tossing up whether to get a second private quality inspection report done but given the last one cost $500 and picked up nothing more than what I and the builder had already noted, I'm not that keen. So I'm going into the PCI solo, with a pack of red dots in one hand and a pad and pen in the other.
My questions for the forum are:
1. Me not being a builder, and this is my first build, what things should I look out for when inspecting the house? What have others found which I should keep an eye out for? Now that some of you are in your houses already, what things have you picked up since (I hope none) which you wished was more obvious during PCI?
2. Any recommendations on how to prepare for the PCI? What to bring etc. I've been told to bring lightbulbs if the PCI is late in the day because builders tend to take them out so that you're more likely to miss stuff because its darker (although given it is light until about 8.30/9pm, I doubt this will be a major issue).
