My wife and I are in preliminary design stage of a standard custom home (due to unusual shape building envelope set by council we have not been able to find an off-the-plan design to fit) and we are looking for a few independent builders to estimate the cost from the first draft. Does anyone know any quality independent Melbourne builders they can recommend, its a fairly standard design, 3 bed, study, double garage, bath & ensuite, alfresco, just not your usual shape. Not wanting to spend more than 220K.

Hi Bailey, Seems as if we have the same question (10 minutes apart).
So far I've heard ok things from western design homes but I'd like at least one more quote:

JG King allow you to customise any of their designs or bring in your own design and work with you.
How was your experience with JG King? They took almost 6 weeks to come back with a quote for our design. Didn't instill a huge amount of confidence

Our guys were excellent and I'm pretty sure they would build you whatever you wanted!
They have some new show homes opening up on the Laurimar estate in Doreen next weekend.
They're called AngelCo Homes and I can't praise them enough, we love our house!

I have a similar problem in the same area ! (Wantirna) and so far have been rejected by M, H3nl3y, PD and Sim, AVJ and a few others.
I'm now in discussions with JG King (customise of one of their existing) and Creations GMH (recomended from this forum) and both of them are reasonable priced.
Creations GMH are talking about a fully spec house for between $10k and $10.5k per sq which should fit into your budget. JGK is about the same pricing.
