Browse Forums Building A New House Re: Porter Davis homes 6964Mar 29, 2013 5:55 pm meowsy skye- oh yes, hehe I should have figured that out.... it is a bit of a nuisance isn't it though. Could you do what I am doing and have the installer take them off and put them back on for an extra cost? So did you organise this through PD? Or is your floor installer taking them off and putting them back on? Re: Porter Davis homes 6965Mar 29, 2013 6:10 pm ftdt7882 Could someone please explain to me how prices can vary between quote and tender? I understand suppliers pricing can change but what is the point of the quote if things can change? I thought a quote in writing was legally binding... Is there something I've missed in the fine print?! Thanks Hi ftdt Not sure I can answer exactly, but I have just been filing everything from quotes (perhaps should call them estimations) to Contract, so thought I would check on the pricing. I must say, my SC over estimated on many things. So really, I think it is "swings and roundabouts". Some things at Tender/Contract end up cheaper, some are more expensive. This is because some of the quotes maybe based on old information or the SC experience with other people in other house plans. The SC are trying to offer ball park figures to give you a closer idea. It is the Tender and Contract I understand are legally binding documents, not necessarily the quotes. At the end of the day, challenge where you think is appropriate. When we came out at Tender, we had spent less money than our original quote. I would rather it be this way, then for the nice to have items, we could add in. Here are my experiences (Quote price listed first, then Contract price): Site costs - $35,000 to $26,000 Additional Rear Garage Roller Door - $647 to $140 Double Glaze Windows - $12,000 to $6,000 Up to 1000mm wide pot drawers - $283 to $362 Alifrost Doors removed - credit back of $660 40mm Stone to Island Bench - $800 to $281 Electrical - $4,000 to $8,000 Amended Pantry - $461 to $646 Colourbond roof to house and additions - $5,800 to $3,734 4 door laundry overhead cupboards - $500 to $726 Re: Porter Davis homes 6966Mar 29, 2013 6:31 pm Skye, the skirting will be removed and replaced after handover by carpet court, the installer from Carpet Court will do this for an extra fee. I talked to the salesperson at carpet court about options as I didn't want the scotia all around the floating floor. The Sales consultant at PD encouraged us to have the floors done after handover as they couldn't really offer what we were after. Hate it. Have you locked in carpet court because i found a place that quoted me MUCH less for timber flooring and carpet. I'll contact them and see what they suggest. It's not a great outcome. I wonder hoe cleanly you can remove and reach a skirt. Re: Porter Davis homes 6968Mar 29, 2013 7:41 pm Skye, no we haven't. I will have to shop around a bit though. We have a long time before we need to lock in floors, we haven't even signed contracts yet! I like to be organised... I wonder hoe cleanly you can remove and reach a skirt. Same here. I hate it and that is one reason I don't like laminate flooring - that and the clicking sound. We are actually looking at Allure Vinyl Planks from Harvey Norman and are not sure what to do about the skirting boards either. We don't want to create more work for ourselves by removing them and putting them back on. If we do have to put scotia on, then I think we'll paint it the same colour as the skirtings so it will blend more. Never thought of the idea of undercutting them - I think hubby could do that with the new gadget thingie he has. We plan on installing the planks ourselves - they are easy to DIY - we might put them in our current home before we put it on the market - will be a good place to get it right before we put in in our new home Re: Porter Davis homes 6970Mar 31, 2013 3:26 am We were advised by the contract presenter not to have the skirtings installed (or even tacked on) as they would be damaged when they are removed. So for the rooms that we are doing carpet we will ask PD to install skirts, but for the areas where we are doing hardwood flooring we have requested for no skirts to be installed. I only have a quote from the hardwood flooring place for removing skirts and they are charging $65 an hour for an additional tradesman. With regards to installation, as I have requested for installation of hardwood floors with no quads (no additional wood join between the floor and skirt), the cost of installing the skirts is already baked into the overall price. Our build: viewtopic.php?f=31&t=64705 Re: Porter Davis homes 6974Apr 01, 2013 6:40 am Has anyone had floating floors laid by PD, and were able to have them install it without the scotia? I see PD has a range of engineered timber flooring which I would like to look at, but I am hoping they can install it without using the scotia. If not, we wouldn't go down that path. Swings and roundabouts I guess!!! I notice you removed the alifrost doors and got a credit. Did you remove the doors completely or just change the doors to laminex? I've been told I need to pay to switch from alifrost to laminex, even though I have paid for the upgrade to alifrost doors in a package! Confusing! Good idea regarding the rooms that will have carpet but i still dont want to have to cut, install and paint them the rest of the house *sigh* Re: Porter Davis homes 6977Apr 02, 2013 9:50 am ftdt7882 MummaDJ ftdt7882 Could someone please explain to me how prices can vary between quote and tender? Re: Porter Davis homes 6978Apr 02, 2013 12:02 pm To anyone thinking of building with Porter Davis My son and i are building the Waldorf 48 House and Land Package The Process started in October 2012 ... We choose the Waldorf 48 for the great floor plan and wanted the house and land package thinking there would be no surprises with site costs or planning and building permits ...Be aware of all the costs before signing the contracts... When buying a house and land Package we didn't realize that there where so many problems 1. You have to purchase the land before you have the contract appointment where you find out all the extra hidden costs that nobody can/will tell you about. 2.Planning problems that delays the site start Told that our site start would be at the end of March early April 2013 at contract appointment 22 Feb.... ............ <quote edited and reduced by kexkez Support Member. > These are just a few of the problems we have had so far there have been many more to many to mention ...I will continue to post updates until the build is finished ...if it ever gets started Re: Porter Davis homes 6979Apr 02, 2013 12:04 pm Quote: I notice you removed the alifrost doors and got a credit. I think as we have all learnt from this site, there is not consistent quoting or pricing with PD, everyone seems to have something different, depends on who you speak to on which day and which office. Pick your battles. There are some things the SC said we would be credited for, but when questioned at Tender, the answer was no. We deleted the Alifrost and my understanding is they are replaced with laminex, better double check that! So a win for us on this one, but there were other battles we lost.
