Our timeline goes something like this: 7.11.11 Deposit paid on land with Stocklands 7.11.11 Deposit paid with Clarendon Homes 7.12.11 Initial Tender presentation with Clarendon at Baulkham Hills 6.01.12 Contract signing and Clarendon Create apt pt.1 16.02.12 Clarendon Create apt pt.2 12.09.12 Tender expired (eeeeep) 21.11.12 Land registration 27.11.12 Rates paid and Land settlement 30.01.13 Plans lodged with CDC 7.02.13 Found out our lot IS in a BAL 12.5 zone (originally screened as a BAL Low zone) 28.02.13 CDC Docs received at Clarendon's office. Now awaiting assessment 4.03.13 Email received from Clarendon stating Tender had expired and a price increase will be issued to us via PCV. CH forcast a 28th March site start (with the Easter period taken into account). 7.03.13 Electrical appointment with Your Home Consulting in Oak Flats 14.03.13 Tile appointment at Dons Tiles, Narellan 15.03.13 Clarendon moved our file into 'Production' and commence ordering supplies for our build 18.03.13 Authority to commence construction received from Bankwest Looking forward to sharing with you all as the building process begins! We had the tiling appt a week before u and that was pleasant...right now I'm kind of nervous abt my choices (as always). Unlike u we are still not ready to go to CDC...still waiting for reports(?)...hydraulics report in particular I'm worried abt since my land actually slope (what I thought was a slight slope) 1.6m! I can't sleep just dreading the storm water issue that I may face. Did anyone have any issues with storm water drainage, have Pitts in place etc? Costs? Hi Nlov, What we have learnt along the way is get everything in writing, re-confirm with a follow-up email making things clear '..So just to confirm, your email states that we will be upgrading our oven at not extra cost..' (or whatever the matter may be) Make sure things are clear and not left up to interpretation. We also emailed and called our CSC regularly. We have had 5 different CSC's with our time with Clarendon and it has made it hard, but thankfully we've had emails to back up promises and issues discussed with each CSC, but even then we have had to fight hard for it! We originally had a provisional allowance of $2000 for stormwater hydraulics in our tender and $1400 for stormwater connection but our total cost for those items was $4460 which will be completed on behalf of Clarendon by Ibrahim Stormwater consultants and includes:
100mm stormwater lines rainwater tape connection to easement I know our land is on a bit of a slope (originally looked flat to me too haha) but i don't think it's as steep as 1.6m. I hope this helps. Who knows how much it's going to cost me, a guy a couple of houses down is building a granny flat and he wasn't allowed to connect to the back whereas, the next door neighbour's build was...so i'm worried... Rubyam i noticed on your blog you had cold water at fridge w/FILTERED water for $160, do u have to ask for the filter? mine doesn't mention filtered water, i was also charged $160 though.
