Re: very basic question 5Mar 04, 2013 9:36 pm Just keep in mind: to prepare a tender, you will most likely be required to put down a non-refundable deposit (in case you dont go with that builder). For me, it was actually a dilemma, because I could only see clearly how much exactly my house will cost (with all the color and structural upgrades) until I saw the tender. and to get to tender, it was a point of no return for me (unless i was willing to lose the deposit)... If you have a Tender (quote) done by a builder the costs should be pretty much spot on (including site costs) as they will generally go out and survey your block. You can ask each builder if the tender is fixed price or what variables are going to be in the price and how much they could change. I have found some agents have encouraged me to sit down with them to go through our needs and put some pricing together, but I guess this doesn't account for site costs and some other things. Some have been happy to give me rough pricing on some of the many variables...I see how it could get tricky if they are going to take your money basically prior to the tendering.
