Just wanted to check for people that had eaves installed on double storey builds - did you get charged for eaves for the upper floor AND ground floor??

Yes, we were charged a price for both - Upper and Ground Floor.

I was charged only for eaves on the upper floors of the house

In my initial quote, the eaves are listed (@$57exGST) per linear meter. 63m quoted for; that was for a big double story but I think just the upstairs since the upper and lower floors are the same size.

We have out tender appoint in a couple of weeks, hope that goes well, but I am curious as to people who have engaged their own building inspector at each stage.

We are considering a totally independant inspector so we can be assurred that everything is addressed as we go along.

Does PD take on the inspectors report you use of do they just go by their inspector, as I expect they have no obligation to listen to what ours says if the are already using a qualified inspector for the build?

How are you ?
PD normally have to address all building issues raised in your independent inspectors report since your inspector is comparing your build to the the nominated building regulations - which PD must adhere to.

Of course your inspector may also highlight quirks or anomalies not outside the building regs, but might just be odd, unusual, or may cause issues later. So it's important to understand what's required buy law in the building regs (and should be fixed) and what's just 'recommendations' by the inspector...

Normally I just forwarded my copy to PD then requested in writing that each item was fixed, and if necessary, with photos as confirmation if I wasn't able to go onsite to discuss with the SS.

Expect some issues, and that they'll fix them without issue.

Thanks all for the response - I could understand being charged for both if the upper floor was smaller than the ground floor, but in my case the only difference is the garage and the charge from memory is about $1000 for the ground floor eaves!

What is a reasonable time frame to expect some answers from our Sales Consultant & Building Co-ordinator? I sent my BC an email on the 19th Feb with a list of questions (to do with pricing and a few other structural things), he emailed back saying he would get back to me by the end of the week. On the 22nd he called and said he would forward my queries onto our Sales Consultant, our SC emailed that day and said he would get back to me. I haven't heard a thing and I have emailed the SC once last week asking for an update and still no response and I haven't had an update from either of them.

I don't want to be pushy, but to me two weeks for a list of questions (admittedly it was literally 20 questions!) seems a bit long? Am I being unreasonable?! I don't know how long these things usually take!!!!

I normally get pushy if I haven't heard anything within three days. A week and I look for somebody to escalate to. Two weeks and I'd be going into the office in person.

Thanks Helen, but the guy who came over said issues such as the gap between the door and the frame will not be fixed (can clearly see light from outside through the gap), and then we have cool breeze coming through our pivot door (said this is normal). It seems for the cracks in the corners (post it stickers were left behind at handover by the PD inspector) to be fixed a credit card has to pass through it.

I was expecting that the person would do a through inspection of the house, he did not even have a ladder to enter the roof cavity, as a result was not inspected. The paint work on some walls is quite poor and the patch work can be seen (said he will only fix the entrance and is doing us a favour). The exterior of the house was not inspected at all. Said everything is good and left.[/quote]

Can someone please let me know if we get re-imbursed for the water usage during the construction. Our BC asked us for the bills when we went to collect the keys so far she tells me that she is just chasing the accounts department. Its 4 month's since we have moved in.

Yep, you should be. Our BC confirmed this very clearly during the contract session - you should simply provide them with copies of the invoices at handover and the amount is supposed to be deducted from your final payment. No doubt Helen and your BC will sort this one out.

Out of curiosity, how much water got used over that time?

Oh.. yes.. i did notice that a roof tile has been pushed upwards due to the poor laying of a pipe which hopefully will be rectified soon

No worries mate
There's pre-slab, slab, pre plaster an final.. There're the main 4 inspections all about $500. I'm sure you can find more do hav but why bother. If you do all 4 that's $2000. But well worth the peace of mind and the items picked up that you nor I would ever notice. We did slab, pre-plaster and final. Get your guy to liase with the SS on timings so they dont rush ahead and you miss the opportunity.
It's also funny to sit back and watch how people spend thousands on better tap, doors, pivot doors, bifolds, wallpaper, chairs, lights... and sofas but some question this investment...

That looks normal mate. There usually a 10cm gap or so where that meet for cleaning and you'll always see the sliver gutter.
Actually your tiles make cutting the angle rather neat so your looks very impressive. We've got the curvy tiles and they look harder to cut them all straight. Or at least that's what I assumed.

And yes, the pipe looks unacceptable, send the photo it to your BC now for addressing now rather then waiting for PCI...
And ask for photos when they complete it so you dont have to necessarily get up a ladder...

Silver lining is called a valley.

Apart from the raised tile (where air-con drainage pipe is located) it looks fine. Water will obviously run downwards (22.5 degree pitched roof) and won't sit around pooling. Roof looks like it’s finished off neatly.
