Building is awesome No, really, I did love it and I'm so in love with my home and my new suburb! I don't really have any pre-start tips.... Mine went really quickly and I still ended up with an awesome house, don't regret any of my choices.... Oh, except ELECTRICALS!!! That's one area I would've spent more money on, if I'd thought it through a bit longer and harder and discussed with others a bit more.... But EVERYONE was saying that on homeone before I got to that stage and I STILL ignored them.... Like somehow I was that bit more special than anyone else and really couldn't possibly stretch the budget that little bit further.... Turns out, I could. Provisional sums ended up being a lot less than what was provisioned, yet I had just assumed they'd be all but used up. Everyone's experience is different though!! Ok, finally!!! Front landscaping pics!!! My landscaper substituted more plants than I would've liked, but I'm just happy that the main concept of what I wanted is now out the front of my house!!! PICTURE TIME!! I'm also getting a little impatient about the dividing fence! I sent off the "Voucher"/notification to the developer about 5 or 6 weeks ago and haven't heard a thing!!! And the builders next door are using my land as an extension of my neighbours' land, even though there's a retaining wall separating the two! When they do my neighbours site clean, will they include my land that they've been using? Needless to say, I won't be "finishing" my outdoors area, until at least the fence is up..... I can't wait til my neighbours are finished building too! They're doing pretty well by the looks of it! All their flooring is going in at the moment. Shame I haven't met them yet, maybe it's an investment property? Our finance was approved and off to prestart in a couple of weeks. Had your finance been approved before prestart? We're trying to find out exactly when well have to pay for any of the upgrades we make and if we have to tell the bank... caz_770 in Baldivis - Front Landscaping 268Nov 10, 2012 11:07 am I don't think my bank was willing to give me formal finance approval until after pre-start.... They wanted to know the "final" costings, without the unreasonable chance that I'd just go nuts with added extras. This was all while I was an employee of the bank too. The bank likes it when you tell them everything, especially if they think they might have to be the ones to pay for it because you're close to not being able to afford it (like I was). If your serviceability is really comfortable and your LVR is well below 80% then the bank is less likely to worry about you than someone who has LMI and will have to live on the poverty line to be able to service the loan. Pre-start is the most fun ever!! Especially the lead up to it. The building process itself is very, very exciting and so worth it in the end! Among others, of course. Even though my external choices are a bit unusual (only used two paint colours) I really love it! I really need to chase up the landscaper and ask what plants they used..... I have a couple of pics, but they're in my mobile phone, so will have to download and upload, etc later! I have to contact the fencing contractor though as the fence just appeared one day..... They never even tried contacting me! I need a gate at the back and they didn't allow for this! I'm happy to organise the gate myself, but would prefer for them to organise it and hopefully re-use the replaced fence panels in someone else's fence (given that the fencing is the same throughout the estate!) If there's any other Avalon estaters out there, did the fencing contractors contact you before they started? Or did they just come and do it? I guess I shouldn't complain, as the fence was included with the land.... But, I would still like the fence to suit my specific needs, as there's no way for me to get a lawn mower/other large garden objects into my back yard, as it stands! It is one of the few things we are yet to decide on (re-start Friday). I think it's a little bit of a 1990s colour, but I love it all the same My alternative (if my builder couldn't do colorbond colours) would've been black. I noticed when I was looking at display homes that a large percentage (with modern facades, as that's what I like and was looking at) seemed to go with white or cream coloured window frames. I must say, I'm personally not a fan of the white/cream window frames with light coloured bricks on a modern facade. They're more "country" to me and I think need to go with darker bricks (or red bricks, which were my second choice!) Sorry for the in depth analysis on what I think of window frame colours! Haha! We are going with shades of grey/blue and the front render will be light so also thinking the dark frames will be a nice contrast...have to wait till tomorrow and see what we decide on! I ended up getting in touch with the developers and they gave me a mobile number for the fence installers. The guy I spoke to was very helpful and responsive and so am very happy to report that I'll have a gate installed soon I guess once you've told them you want a fence, it's there job to just install one as per the contract with developers.... Probably don't have the time to factor in contact and chats with all property owners in the estate!! He also gave me his mobile to contact him if we wanted a gate instead. Then they were 2 -3 weeks late coming, put frame up wrong (giving neighbour an extra 5cm x 30m of land)and came back 2 weeks later to insert panels but left one lot until i had a toddler tantrum the week later! Frustrating when you see other fences up so quick with frame one day, inserts 2 days later. People across road are still waiting for them to do a job they promised in may!!! Your house is looking great, as too garden! Perfect to look over the park! It is a shame you arent home too often to enjoy it! But just think of that mortgage being paid off so quickly!
