Browse Forums Building A New House Re: Our Benham 33 journey 1081Oct 06, 2012 6:05 am Jen - Hope you get that appointment soon! My baths got delivered yesterday. Tiling should start next week sometime. Can't wait to move, there was a 13 degree difference in heat from our build to where we're living! Plus our new house is on a hill, and if we open up the windows upstairs and the alfresco doors, there is an amazing breeze that cools the place down. I think I'll make a start on packing and culling some stuff this weekend, not that there is much to pack!! Tarsha - I've updated my blog with barstools and dishwasher Built the Seaview 36 with Rawson Homes - Read about it on my blog http://lamaisondemorgan.blogspot.com.au/ Re: Our Benham 33 journey 1082Oct 06, 2012 9:04 am Hello everyone, it is wonderful to meet all Rawsonites on this forum. We are building modified Benham 33 at Ponds. So far we are done with signing off external and internal drawings and now waiting for the house to be lodged at Ponds Design Review board. Yet to do our internal colours. PS: This is my first post, not sure how it would appear in the forum Re: Our Benham 33 journey 1084Oct 06, 2012 7:46 pm Welcome Starlite - looking forward to hearing more about your build. We stopped in this afternoon and it appears our bench tops have gone in!!! YAY! I might try and wait the whole week before I go there again so I can see the huge difference lol (I can try but I dont know if I'll last haha) Duessel sliding door are a good idea Jen hopefully things start to pick up. Just think atleast its not long now and they'll start. I've found I still need to use a lot pf patience even once it has started going up and trust my SS that things will get done.. There have been small delays etc but I know it will all be finished hopefully by March (SS is aiming for earlier so I thought I would add on a few weeks to make myself stress less) Smorgzzz that dishwasher looks flash and the stools will tie in really nice with your feature tile! Exciting about the bath too. As for the benchtops does that mean they were working on a Saturday? I noticed a few builders at other houses in our estate today however no one at ours I guess they need weekends too Starlite welcome to the Rawson club!! And the Benham club as well!! I'd love to see the changes you made to your Benham 33 (I've looked at my plans for so long it would be strange and refreshing to see another take on them) My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1086Oct 07, 2012 6:36 am Hello Starlite! How interesting. Another Benham in the Ponds. We are building a Benham 29 (with extensions) in Lake's Edge in The Ponds and have just heard back from The Commitee. Whereabouts are you building in The Ponds? Which EXP Bricks and which Facade are you using. Would love to hear. Thank you all for your input. We have chosen to build a Benham 33 at Gregory Hills (near Narellan) and we are expecting approval from the certifier next week. I have noticed a few of you have your own blogs. I will set one up shortly for anyone that is interested. Again, thank you all and happy building! Re: Our Benham 33 journey 1088Oct 07, 2012 11:53 pm Welcome to the thread Tondar! Glad we could be of assistance and excited to see another Benham 33 I look forward to seeing your blog My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1089Oct 08, 2012 12:21 pm Welcome Tondar, looking forward to seeing your blog! Tiling should start this week. Drove by this morning and it looks as though they are installing our baths? RE agent called this morning asking to book in sometime this month for our 6month inspection. Should I delay it until the very end of the month and hope in the mean time we're given some idea of when we'll be in? No progress to report here, except that our salesguy has been on holidays so there's a vague possibility we might get some info after the fortnightly head-office sales-meeting thingummy is over today. He didn't promise anything, that's just me beign hopeful. I see a coupla more Benhams; helloo! Anyone else notice that there're a coupla new-ish (in September or October) designs on the Rawson website? New enough that some don't have floorplans. Most seem to be relatively narrow & most are a bit smaller than what most of us here are building, so I presume they've been drawn-up for some new estates with small blocks or some-such. My trawling through them didn't reveal anything any better suited to our desirements than what we're currently waiting to hear back on ... Re: Our Benham 33 journey 1091Oct 08, 2012 12:40 pm Smorgzzz thats awesome seems like it will be ages away for us to get to that stage haha Forg they are all smaller houses theres a few of them and they are designed to be a little bit more budget and cosy.. It's a market that Rawson haven't had much in before I think I sussed them out as soon as I saw them and was happy that I still loved my plans lol Hopefully you get some news today My very first blog http://benham33.blogspot.com.au/ Re: Our Benham 33 journey 1092Oct 08, 2012 1:49 pm Forg - The new plans have been there since September I think. I know when we visited the display homes at Homeworld V, the lovely lady at the front there spent most of her time telling people what could and couldn't fit on their narrow blocks. Heaps of R's homes don't fit in the Ponds. Also good for people wanting smaller lower budget builds too. There are some nice designs though. Tarsha - You'll be there before you know it! We're 16 weeks in I think, the last 4 months seem like a blur. Actually I'm not sure where the last 12 months have gone! It's over 12 months now since we listed our home for sale, and I'm starting to forget what are actually in the boxes packed away in the spare room! Built the Seaview 36 with Rawson Homes - Read about it on my blog http://lamaisondemorgan.blogspot.com.au/ Re: Our Benham 33 journey 1093Oct 08, 2012 4:20 pm Finally managed to book our electrical appointment this afternoon. Maree has not been returning emails. She has promised me since 28th September that our file had been sent to the electrical consultant. I kept chasing as she said I would expect a call last Tuesday, but nothing. I finally had enough this afternoon after another non return of an email and her phone going straight into vmail, so I spoke with the Customer Service Manager. He was most helpful and I had a call from the electrical consultant within 30 mins of speaking with him. What does annoy me though is that the electrical people knew nothing of our house and had not been sent the file - I have sent an email to Maree asking for a 'please explain' as I was told it had been sent. Because of the delays, we cannot have the appointment before 24th October. I dont like going above peoples heads, but when you get no reply to emails for days, it tends to get frustrating. Craig (CS Manager) was really helpful. He has said that they do not like going to construction without the electrical plan, but they wont hold up a start date without it. He asked when our trees come down - which I have scheduled for next Monday when we get back from holidays. Hopefully they will move quicker than the 20 days that is noted in the contract. Smorgzzz - I think that it is funny that people cant fit the houses on their blocks. Our block is 4026m2 and we could have had a house that 20m wide on our block that fit in with our building envelope, so it was hard for us to find a wider house, they are all pretty narrow these days. Great speed on your house - 16 weeks is great. How are your benches looking? Starlite and Tondar - welcome to our little group. I seem to be the whinger of the group, I swear I will he happier once we have some movement on our site. Australia Zoo today, and Seaworld tomorrow. I bought a 3 park VIP pass and we can do movieworld and wet and wild as well. We leave Saturday, so there are some theme parks to get through before we go home. I used to love going to all the theme parks, but I swear I am getting old as they wear me out. We are building Benham 29(with extensions) too.Still at drawing stage. Initially we worked on Benham 33 but as it had setback issues we ended up with Benham 29. Re: Our Benham 33 journey 1096Oct 08, 2012 8:53 pm Hi everyone, It's so exciting following all your progress. I am very impressed at how quick your houses are going up, I hope ours is the same (when we get there!) We are building at Georges Fair in Moorebank and our land was registered last week, yay! Our plans are with the developer for approval and after that will go to council. Fingers crossed there aren't too many delays, I am so keen to start building. How did everyone find their colour selections etc? We have changed our minds several times and I'm so glad Rawson have been understanding and not charged us for it. It is quite overwhelming to try and choose everything in one day! I am so glad we have now finalised all our colours and plans I started a blog a few months ago but have been lazy in updating it so I finally got around to it tonight. Hopefully over the next few months I can share our building progress! Re: Our Benham 33 journey 1097Oct 08, 2012 9:43 pm Wow Thank You all for warm welcome. It feels like family here. @Duessel: We are building in Fanflower street, which is parallel to Petal Parkway. I drove around Lakesedge on the weekend and could see couple of slabs in progress. I would be very excited to see your house come up. @Jen: I understand your frustration. Maree seemed to be very busy last week. @Smorgzzz: Your kitchen is jazzy. @Tarsha: Glad you got your bricks. @ Forg: I too noticed new designs on Rawson site. We had to move rooms to fit the house in our block. @Bigted: I have been following your thread on upgrades and it is exciting. Our house is modified and added to Benham 29 to make it Benham 33 with Majestic Facade. Our external colours are Bricks: Choc Tan Velour from Boral Gutter & Fascia: Woodland Grey Windows: Woodland Grey Roof tiles: Barramundi Render: Athena Driveway: Graphite Our plans have been sent for Ponds board today. Fingers crossed, I hope for it to be approved in 1st go. Will post pics of floor plan soon. Re: Our Benham 33 journey 1098Oct 08, 2012 11:48 pm Hi everyone, yes i'm still around catching up on all of the R builds and goss. Everything going well over here. We have been working on the backyard trying to get the pool ready for the summer. Nearly finished planting it out. Ornamental Pears got planted across the back fence now waiting for DH to get the uplights hooked up underneath for some feature lighting. Changed our Travertine in the yard to a matching external tile to our inside tile , should create more if a contemporary clean look. Tiles due to be laid in about 4 weeks with glass pool fence to follow. Will post some pics on the blog this week of the back yard. Lots to do inside but really loving the house. Can't believe its been nearly 8 weeks since we got the keys. !! Starting to get our 3 month maintenance list together. Not to many things on the list and are all pretty simple exact our entry and hallway... Going to get this looked at as not happy with the finish. Didn't notice on inspection or handover but there is some really noticeable lumps in the gyprock where it has not been sanding back properly, as well as the metal corner things that go on the corners are showing through in once section. ( just read it back and sorry it does not make sense but don't know how to explain them, but it is visible in one section ). Will try and update blog this week. So many newbies on here this week, thats fantastic. Next doors R home has started , I think they are up to laying the slab tommorrow, from memory I think its a seaview design. At least thats some less dust in the street. There are only 2 finished and living in our cul-de-sac and about 9 under constructions. All the trucks make for so much dust and havic trying to get in and out at times especially as we are at the end of the street. Starlight - external colurs look great. Look forward to seeing yours go up. jo0807 - its such a relief once colours are done. But you spend the next few months questioning every decision. Its so nice to see them all come together at the end. Smorgzz - looking good, not to far now.. Hold off on that inspection as long as you can, might just work out well for you. Kitchen looks great, can;t wait to see it with those tiles. and those stools !!!!!!! Jen - sounds like you are getting closer now. Fingers crossed for a speedy start for you. And have a great holiday with the kiddys. Tarsha - are you still at the bricking stage ??? Dorf - sorry if I have missed it but has your external facade been redone as yet ... interested to see the outcome. Re: Our Benham 33 journey 1099Oct 08, 2012 11:50 pm AND ALSO STILL WAITING FOR NAWKAW TO COME AND FIX THE BRICKS 10 weeks, they were meant to come 2 weeks ago. SS is still onto them though..... Re: Our Benham 33 journey 1100Oct 09, 2012 4:26 am Welcome SL1977 - Looking forward to seeing your build progress. Jo0807 - Hope your DA is approved quickly. Rawson builds pretty quickly, on my blog is a timeline of our build if you want to have an idea of time frame etc. We struggled with picking our colours, in particular the cladding colour. We bought some sample pots of paint and painted it onto a print out of the facade, and also onto timber etc It helped, and I was still nervous until it was painted onto the house!! Starlite - Hope your place gets through Ponds quickly. Look forward to seeing your plans. TheRise - I hope the NawKaw hurries up and comes quickly!! If your SS is onto them then I'm sure they will be there quick smart. Thanks for the compliments on the bar stools & kitchen. It was really hard to find a stool I liked. We have a lot of recycled timber furniture downstairs, so we're trying to mix it up a little. I'd also love to see your alfresco once it's tiled, I would love to carry the indoor tiles outside, but my husband isn't convinced and thinks it would be slippery etc The ornamental pear sounds good. Our kitchen splashback should go in today, the butlers pantry splashback went in too. It looks rustic. I think it needs lighting to get the full effect though..
