The reason why I liked them is because you can get a reasonable size house for a pretty good price compared to some of the other builders. We are only at slab . Stage and the paperwork leading up to it took way to long but so far I'm impressed with the progress so far. There colour selections were really good the standards selection had a really good range so not much upgrading needed so less cost.. Good luck Re: NEED OPINION! Henley, Porter Davis, Simonds Whos the bes 22Oct 04, 2012 9:28 am we are meeting with a smaller builder who has offered us a full finish including driveways all the extra touches (glossy cupboards etc), landscaping for the same price as Henley. they are also flexible we can get things done on site while they build as long as we have a red card.. and if we dont like an item we can customise it to our own taste and they will just give credit back on the home, or pay for it if its same cost! (like appliances, taps etc) not to mention customise the floor plan without limited options!! im going to tell henley we will decide over the next week or so if we would still like to build with them, if henley can drop the price then we will sign otherwise theyve lost our business considering they mark up EVERYTHING! definietely not first home builder friendly! I know with henley once they dropped their price, they do not give freebies..... it is really important to go through all the current inclusions and current promo's for the home you like. Henley, Porter Davis, Simonds Whos the bes 24Oct 04, 2012 9:51 am it wouldnt be an issue if henley didnt misguide us at the beginning. up until our colour appointment we were expecting things that were promised to us when we first gave our deposit and then found out later the information we received was incorrect. if we knew certain things prior then we wouldnt have commited to henley until we did more research. lesson learned though. Henley, Porter Davis, Simonds Whos the bes 26Oct 04, 2012 10:33 am They mentioned items that were "included" in the luxury upgrade pack but then when it came time to choose everything our colour lady said "oh they're naughty you dont get any of that sorry" and charged us extra! plus i had 1 lady in the office tell me i get 3 coats of paint, another said 2, and then they couldnt give me an answer when i confronted both of them and then before we left they said it would cost us roughly 6k for an extra coat of paint! Go back him/her and tell them what happened. Its never too late to make changes. We kept getting told several times its too late to change things and we kept pushing and they made the change we asked for. And I can assure you being in the early stages you are in. Its not too late. You can make any changes you want. It doesnt sound like you've signed your tender yet. Henley, Porter Davis, Simonds Whos the bes 35Oct 04, 2012 11:55 am fair enough.... im not sure how long you have been looking, but by the sounds of this maybe not long enough.... do your research, go out to the display villages and get all the brochures and promo's for all the builders and all the houses in your price range/feature range. start a spreadsheet with all the pros and cons, the costings and inclusions, the promo's and the discounts. they are all much of a muchness when it all comes down to it. Meaning you will find most of the houses apples for apples work out nearly all the same cost. the key is to find the design, floorplan and inclusions and features that suit YOU and your block the best. We only signed so fast because the sales guy said the promo was ending that week. -- My fault for being so naive and believing him (the promo is still going!!) originally i wanted to get our house designed/built and do fixtures flooring etc ourselves as my family is very experienced with renovations etc. but i only went with Henley because of what we were promised. they havent delivered so thats fine for us we learn our lesson and its back to the drawing board i am only 20years old so i want this to be a great experience not one ill regret later! Dont sign anything until you are completely comfortable and get EVERYTHING in written form Being only 25 ourselves we were very cautious not to be sucked in by people thinking we were naive. We found Carlisle were completely honest, we knew exactly what we were getting and how much we would have to pay. We could of comfortably built the base house with no extra upgrades just the promo (Entry level Essential), They have been super fast (slab poured the 30th of July already at fixing stage and double story) And the quality of work was commended by our inspector Building the Carlisle Sienna 31 at Somerfield Lot 1550 Re: NEED OPINION! Henley, Porter Davis, Simonds Whos the bes 38Oct 04, 2012 4:32 pm even at our colour she couldnt even estimate how much extra we had added on to our price! it felt like she didnt want to say it so we would keep adding and maybe not realise how much we had spent.. luckily i do my research and the things that can avoid being added, i didnt even bother looking at. we didnt even do flooring with them.. offered 11grand from carpet call for hard wood timber and cat 4 carpet.. henley were charging us $24,000 for the same product from carpet call!
