Happy at Home Re: 2nd Storey inclusions 8Aug 15, 2008 6:13 pm My goodness, i just re-read what I wrote. House-to-be, you got the gist of it anyway!
it should read "a switch at the top of the stairs to switch on/off a light downstairs" Or, in addition, maybe a light on top of the stairs which could be switched on downstairs. Depends on how scared your kids are of the dark! Re: 2nd Storey inclusions 9Aug 15, 2008 6:56 pm enigma_brennan We have carpet throughout upstairs (except wet areas) with upgraded underlay and sound insulation between floors - we are trying our best to eliminate upstair noise, lol. Also, with two storeys it is more of an imperative to get your lighting right (for the ground floor) the first time as it will be much harder (more expensive) to change later. Good Luck. What he said! Solidarity, not solidity.......The Lexicon of Life Re: 2nd Storey inclusions 10Aug 15, 2008 7:27 pm summergrace My goodness, i just re-read what I wrote. Depends on how scared your kids are of the dark! oh yeah I knew what you meant We are having a wall light in the stair well landing and there will be a switch upstairs and downstairs for it. My kids aren't scared of the dark but if Miss 5yo gets up during the night to use the toilet she NEVER turns the light off.....Miss 10 gets a bit cross Happy at Home Re: 2nd Storey inclusions 11Aug 15, 2008 11:46 pm gweluphome We have built 2 single storey houses previously and we are now building a double storey. I think with our second build we covered everything off that we missed out on the first time. I want to make sure we don't miss anything this time either. What are some good ideas to include upstairs? Upstairs consists of 3 bedrooms, 2 bathrooms, 2 toilets, linen, broom closet, activity room and a study. If budget is not an issue, a small kitchen upstairs would increase your value a bit... Also, may be increase the floor height to 2.7M if it's not included, separate zoning for each room? Re: 2nd Storey inclusions 13Aug 16, 2008 9:03 am With a concrete slab between floors do you still think its important to have sound insulation. I am thinking we build 2nd storues different here in the west.
Had to take the laundry shoot out and increase the size of the bathroom. Laundry will now have to get thrown over the balcony...hehe The lighting design is taken care of as my Dad is a sparkie and he is going to make sure we don't miss anything......(but some how you always do....) I will have to check that the aircon has different zonings.. phone point.....check tv point......check (only in our bedroom and activity) not in kids bedrooms????? internet points....check Our finished floor height is 34c on second story is that what you mean by increase floor level?. Love the idea of the kitchenette but can its just not gonna fit. Going to mention to hubby when he gets up though..... So far so good, I think this has been extremely helpful. Sorry, what I mean is the floor to ceiling height. Normally in Sydney it's 2.4M, depending on council you can increase that to 2.7M or even up to 3M... Re: 2nd Storey inclusions 16Aug 16, 2008 7:47 pm I get you, so we will have a finished ceiling height of 2.743m which is 32c.
No restrictions here for min or max, just that with the height it costs more the higher you go. At this stage we have blown the budget out of the water so thats the first thing to stay at normal price. I am thinking we build 2nd storues different here in the west. I'm interested in this too, as we will have our rumpus room below our formal lounge...hmmmmm? We have a block of flats here and they are 2 up and 2 down. The noise hardly travels at all between the flats on the same level, but you can hear everything from the flat above or below and this is a concrete slab! Now, I'm not sure if the sound is travelling through the slab or through the wall cavities But I definitely do not want this sort of thing in our new house, so does anyone have any other thoughts on this??? 'chelle We have a hand-over date...15/10...but I won't hold my breath! http://people-in-glass-houses.blogspot.com/ Re: 2nd Storey inclusions 18Aug 18, 2008 8:45 am If you going to have the living/kitchen on ground floor, I suggest 2.7m ceiling. I think you probably looking at a few thousand dollar depends on the size of your house. And in the end, it's not the years in your life that count. It's the life in your years. Thanks. There are plenty of builders around my suburb. I'll make sure to do some door-to-door knocking, or note their building details on the temp fence. 4 4753 1 4592 Hello All 🙂 We are planning to start our journey of construction our first home.
