Browse Forums Real Estate 1 May 18, 2012 7:52 pm Hi all, I'm planning on puting my house on the market soon and as it's a large house and I live by myself alot of it is either empty or furnished to a pretty ordinary standard. The last house I sold I asked the realestate agent if it was worth getting someone in to furnish and decorate it to present for sale better but I was told it didn't make much difference. However the house next door that was extremely well presented ended up selling for considerably more despite being a cheaper built house with less yard and IMHO not worth any more than mine. So this time I've decided that I need to go all out on presentation and make it look like a proper family home. Has anyone used one of these companies like 'shift by design' or 'moving interiors' and if so what sort of costs are involved? I'm assuming that considering the furniture needs to be delivered and taken away I'd probably be looking at least 5k as a minimum. I've so far repainted the interior which has made a big difference but as I'm planning on renting after this buying furniture outright would be a waste of time. Also as home buyers does anyone have an opinion on this? I know alot of people would say that it's the house itself that they are buying but I wonder how much of a pyschological difference it makes if a house is well decorated and stylish versus half empty and plain. Most of the ones similar to my price range are actually presented very well despite being 30+ year old house. Just for info I'm in Montrose (east of Melbourne) which is not a new or particularly trendy area. Re: furniture hire and decorating for selling house 2May 19, 2012 11:49 am All the professionals stage their houses. ie they furnish them. I believe it makes a house easier to sell. It is difficult for most people to imagine their furniture in an empty room. You don't need a lot, in fact rooms are usually sparsely furnished. $5K is not a lot if it's for the length of the campaign. That has got me thinking that if I can reduce the amount of furniture that will be rented (especially large items) then it's likely to be alot cheaper. I still need a stylist as I am hopeless with that stuff but if I can get the larger items that are modern and neutral then it will keep the cost down. "instant move in" Re: furniture hire and decorating for selling house 6Sep 15, 2012 10:02 am im all for a show home look. people cant imagine if their beds can fit in, their table etc. I dont know why..they just cant. for beds I have seen people use 2 large fridge boxes (from harvey norman) and cover them with a valance and a duvet and fab pillows. borrow a nice table and chairs and maybe hire a good sofa, coffee table and lamps. The lounge has to be wow, the bedrooms, wow on the linen. if you can get side tables from mates or your own for the bedrooms, use them, you dont need to put chest of drawers etc in ART WORK put some good stuff up. people will be looking at that instead of the low ceilings or whatever! good luck, show us some before and after pics.... and if you need a stylist, go to a curtain place/ home wares or somewhere where women who have style work and ask them to come and help you and ' you would happily pay them' bet they wont take the money, they will just happily help you... we like this sort of thing. if you have nets, GET RID OF THEM and make sure all curtains have the hooks on etc. $5 to get hooks from spotlight, why people dont bother to fix up their curtains is beyond me.. have them hung and running properly people!! Re: furniture hire and decorating for selling house 7Sep 15, 2012 10:10 am I've got nets. I like my nets. 5k is a lot of money. We were thinking about selling our place and thought about staging. Instead we bought 2 leather sofas and a snuggle chair for $3500, loads of cushions and bed linen and a few cheapo ornaments from Target when they were on sale. . . Ended up not selling anyway. I'd rather spend the $5k wisely on stuff you can either keep or resell, rather than just giving it to someone. Target has some pretty nice bed linen sets cheap. . . They include doona cover, pillow cases, matching european pillow cases & a little rectangular pillow. . . Voila! All done for you! NO>>>>so yours will not be ripped and will be clean. rest my case yes, those sets will be great and once the house sells, you then use them in your rental..and throw out your rat infested doona cover that you have had for 17 yrs. it is an investment in your future beddding! (and yes, get new pillows .cheap, for the staging, and then you use those later, dont use flat pillows, they need to be thick, upright and hard.) !!! Re: furniture hire and decorating for selling house 12Sep 15, 2012 3:16 pm Get rid of family photos, pet items, stuff all over your kitchen bench, excess nick nacks etc, you just need one or two items as decoration on your surfaces. Don’t put too big a bed in your minor bedrooms they need to look large. I hate seeing stark expanses of blank walls so totally agree with kiwi re art work, makes the place look homely but don’t put it too high up on the wall or they will look shorter. Maybe buy a large clock that you can take to rental. Also check out your local charity store. I was desperate to find some movie prints for my TV Room and hubby suggested we duck into the Salvo store. We found two oil paintings for $10 each and prints for $5 and they had nice side tables and ornaments and such for a couple of dollars. You could buy stuff cheap then donate it back for resale, no different to paying rental fees. I hadn’t been in this type of store for years and they had some great stuff and it didn’t smell like they used to. One of my pet hates is vases with sticks so I would avoid these as well, sorry to those of you who have them in your place. I think getting nice photos done is important because that's where your interest will be generated from. Furniture can make a difference (can make rooms appear bigger or smaller), so yes I think a tastefully furnished place probably does give a better impression and can help to some extent at least, but in the end people will concentrate more on the actual house, condition, layout, fixtures and fittings etc. They either like it or not. It's not something I'd want to spend too much money on unless I was keeping the furniture for the next place (or buying good quality 2nd hand stuff and the re-sell it to recoup at least some of the cost). Predicting if it will make an important difference, eg, that the first serious potential buyer will be swayed by your investment in the styling of your house, seems impossible. I gotta say something though, if there's other things to spend the money on don't spend it on things the buyer won't get. I've seen houses beautifully styled but with obvious areas needing work. I don't care if somebody's plonked a vase on top of the vanity if there's peeling laminate and moisture warped particleboard at the bottom of it, I'll be thinking if I buy the place I'll be the one waiting around for tradies to come and deliver and install a new vanity.
