Browse Forums Building A New House Re: Building new home in SA 6Sep 14, 2012 9:39 am Boults The general opinion of the majority of people on this site is that downlights are best installed after handover. This is especially so if you are looking at putting in LED's. You can get your builder to do the provisions then get your own sparky to finish the job. Cool, i have done some reading and then went to a lighting shop last night to look at LEDs, will be absolutely looking at getting them put in afterwards. After looking through the quote (~315k) which we added about 75k of upgrades to we are looking at now how we strip it back closer to 40k. Things we will be taking off are: - Downlights (-4k to 5k) (after taking into consideration price to install our self) - Bedrooom 4 26sq Model (-10k) - Lose one Bi Fold Door (-5k) - Air Con in Quote (-5k to 8k )(after taking into consideration price to install our self) - Smeg Rangehood quoted (-1.5k)(love promotion included one looks fine, will keep the better cooker in there though) The other massive upgrade is the bathroom about 11k need to convince the wife of something more practical . We have a Santorini being built around the corner from us and our sales guy is currently building this plan as well, quite popular. We have decided to go with the 26 and took about 50k of stuff out, but added a bit more on, so hoping the quote comes by end of next week. This is what our sketch looks like now. will post scale drawings when they arrive. I hope you don't mind if I offer a couple of points for consideration, please feel free to ignore them!: There doesn't seem to be any cabinetry in the laundry as per the plan, you might want to check that on the next revision (assuming you do want cupboards in there) I'd try to avoid having a toilet without an external window if possible - not sure if this is achievable on your plan as is, but having natural ventilation is preferable to having an exhaust fan going all the time. I noticed you put cupboards across the entry from the garage, forcing people through the pantry and kitchen. For the most part this will not be an issue, but there might be times you will hate having to go all the way around (eg if you get home late and want to go straight to the bedroom). It will probably also be a bit cheaper to leave the hallway there.
