They have to pay up to $4000 everytime the ombudsman gets involved just to investigate so they will do almost everything in their power to resolve the issue before it leads to that. I assume they won't allow it since that is what happening to us. May want to use bankwest or other lenders. Definately worth asking the question but the banks are tighter than ever since the GFC. We've planned to get driveway, turf, aircon and fencing outside of the builder too, so I'm a bit worried now. And monz - I know you asked the question ages ago, but I just thought I'd tell you we did get a pool included in our loan. We gave the bank a contract for the house, pool and land and it was accepted. With regards to the OP - we had most things included in our building contract (floor coverings, driveways, etc) but the rest (blinds landscaping, etc) we are just paying for ourselves...our loan amount is very specific and I doubt they will go over. We have excess funds,but only realised that we could not use them when i applied to use some of those funds for the granite benchtops to be installed & paid for. It depends on your bank, all of the big 4 banks only will do what's in the builders contract from my previous research and NAB experience. It may be different with different advisor, who knows? I don't trust their advise anymore. stellabella I'd like to know the outcome of this. I don't really mind paying for it upfront, a bit less interest charged from the bank later on never hurt haha The outcome that the bank is prepared to do is only to include the builders contract on the loan, and they are getting us a personal loan with one month fee exemption for the other things. We haven't taken this up to the ombudsman as we want to get our loan finalised first as we are worried that this will drag it out further. So hopefully we can submit to the ombudsman next week. I don't see the reason why they can give us a wrong advise (written with details on how to do it!) and turn their back on their word, only because the original advisor is no longer working there. We are now wearing the risk and they are not even apologetic about it. I get all worked up again every time I think about this! But instead of the owners of the house paying these putside suppliers, the builders pay them for the product and labour. This can be an option to get around the problem, if the builder allows it. Yeah, like I said, we were unlucky that the original advisor has moved on, I think if he were still doing home loans he could get us what was promised. This new lady that we're dealing with doesn't seem to know her stuff. Wouldn't even processed the loan until all the builders variations are in. I mean, we can still add things even after the build starts, what is the difference? I would be happy if we don't have to add in things for piering, etc. but very2 unlikely. Just spoke to my bank and she said I can't submit further variations from the builders, even when I get charged $ for piering, rocks, etc. It will have to come from my own pocket because they can't change the contract. From my understanding, as long as the variations come from the builder, there is no problem.
