We have recently had these plans drawn up which we're quite happy with... however, there are a couple of things we're unsure about how we can change.. 1. The dining area needs a bit more space, I think. 2. There's limited floor space to put tv/furniture on the ground floor. What are your thoughts?? What would you change?? A few suggestions…. Perhaps reduce the size of the alfresco to get more room for dining but.... I'd reduce the size of the theatre, turn the kitchen 90deg (pantry move south into theatre area) so where the island and sink are now, that area can become the dining area, complete with a wall for wall unit. The powder room could move to next/under the upper steps of the stairs, with the ensuite backing onto it (plumbing still together) and the WIR moved to where the ensuite is now. Also, unless you are going to use the study for meetings with clients etc, it can be 'thinned' N-S, so with a narrow theatre and study, the entire rear living area will 'grow' into the front area of the downstairs - you'll spend more time in the back area than the front. The dining table would become an obstacle in the traffic flow area from the entry to the alfresco area. Consider placing windows or sliding doors into the alfresco walls from Bed 1 and living area. I would place the kitchen in the living area which makes it more accessible to the alfresco area (extra pipework should not be that bad). The living area can be placed into the kitchen. I am not a fan of walk-in pantries as is wastes floor space. Tall cabinet pantries usually save floor space and are easier tho access. I would flip the powder room so it sits in the kitchen (cooktop area) and move the shared kitchen and theatre wall so it is level with the powder room. The wall would have a small recess and the pantry window needs to be moved or re-moved. Consider placing acoustic boards or acoustic batts around the powder room to reduce toilet noises. By moving the powder room you could enlarge the study by moving up the wall. Your study is very small and it would also give you a larger wall in the theatre. The door to the study could also be moved to the entrance area if so desired. The window measurements are difficult to read on the plan. Unless you want to use your theatre as an alternate room, I would place long highlight windows which allow you to place your TV furniture underneath the windows also. If you want to place your TV furniture against the (shared kitchen wall) you will have to place your seating arrangement in the middle of the room. A theatre should be dark (block out curtains/or blinds and dark painted walls) so you get maximum viewing pleasure. Initially we had the house as a tri-level, however it turns out we can have a full-split. As a result, we just really lifted the theatre (which we'll use as an additional living), study and garage, rather than reconceptualising the whole top plan as a single level. I had been concerned about the dining so it's good to have that confirmed that it won't work.
