Browse Forums Building A New House 1 Aug 16, 2012 12:55 am Hi all, I'm in a bit of a dilemma and really need your help to cast some insights and vote. The Situation: I have a single story california bungalow 3 bedder brick home (built 1940's), it is in need of an extension at the back as the lounge room is small and kitchen is extremely old and has past its life. We need more room, I have a 2year old+ another bubs on the way. After lots of work: architect plans, engineers plans & builders quotes etc (over a year and half now), I have the following: Option 1 - Cheapest quote: $120k, this just passes us with a new kitchen and only slightly bigger lounge and a small upgrade to bathroom. This quote is not ideal, as it feels like it is a quick fix. Optoin 2 - Mid-Range quote: $220k, this is our ideal extension (our intended plans) with open plan kitchen, dining, lounge, new bathroom and laundry. Option 3 - Masterton knock down rebuild: $320k, Single storey brand new 4 bedder home. This $320k includes any buffers that we have put on top of the $175k base price they quoted and yes this would be a good figure with a big buffer. Now my dilemma is the 100k differences. Appreciate if you could provide your thoughts with your preferred Option 1,2 or 3 and a quick summary of why you choose that option, i.e backup why you would choose it. I like to get a tally done & count it in the end which would be invaluable, the more the merrier, thank you. Joshua Re: Need Your HELP PLZ! In a Dilemma Extend or Rebuild 2Aug 16, 2012 1:47 am Whats the rest of the house like? Will sections need repair/replacing in the coming years? How long are you planning on living in it? Is the older sections solid, well insulated and aesthetically pleasing for you? Id go with the KDR because it seems like a band-aid fix with the 1st 2 options and reno's and extensions are costly compared to building a new home. Ive reno'd before and am in the process of building with Masterton. Price per square building new with Masterton is far cheaper and at the end of the day, Im going to get a big brand new spacious house with everything set up just how I want it. There's a thread on H1 with many folk who have gone through or are about to go through KDR with Masterton and Im sure they'd be happy to share their thoughts and experiences with you. Will sections need repair/replacing in the coming years? ---> The rest of the house is in good condition, only the kitchen would need repair/replacing as its reached its life - a very old style kitchen, the cooktop is old only 2 coil elements are working out of the 4, old style kitchensink though still working, no rangehood, olden style cabinets. Small lounge (3.3x4.7) How long are you planning on living in it? Is the older sections solid, well insulated and aesthetically pleasing for you? ---> Planning to live in the longer term, older section is solid good condition & well insulated as bedrooms and lounge has been repainted we just need more room, its livable and can say just passed on aesthetically pleasing side. Joshua Re: Need Your HELP PLZ! In a Dilemma Extend or Rebuild 4Aug 17, 2012 8:36 am How about long term investment? Do you think the value will increase more in comparison by doing a KDR? ok thanks - yes was wondering if that should have been listed as Option Three! 2 7741 You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18557 We've had the offer of a short term tenant whilst waiting for CDC/DA home approval and demolition for our knock down rebuild. It would achieve a pretty low rent as it's… 0 13750 |
