I'm in a bit of a dilemma and really need your help to cast some insights and vote.
The Situation:
I have a single story california bungalow 3 bedder brick home (built 1940's), it is in need of an extension at the back as the lounge room is small and kitchen is extremely old and has past its life. We need more room, I have a 2year old+ another bubs on the way.
After lots of work: architect plans, engineers plans & builders quotes etc (over a year and half now), I have the following:
Option 1 - Cheapest quote: $120k, this just passes us with a new kitchen and only slightly bigger lounge and a small upgrade to bathroom. This quote is not ideal, as it feels like it is a quick fix.
Optoin 2 - Mid-Range quote: $220k, this is our ideal extension (our intended plans) with open plan kitchen, dining, lounge, new bathroom and laundry.
Option 3 - Masterton knock down rebuild: $320k, Single storey brand new 4 bedder home. This $320k includes any buffers that we have put on top of the $175k base price they quoted and yes this would be a good figure with a big buffer.
Now my dilemma is the 100k differences. Appreciate if you could provide your thoughts with your preferred Option 1,2 or 3 and a quick summary of why you choose that option, i.e backup why you would choose it.
I like to get a tally done & count it in the end which would be invaluable, the more the merrier, thank you. Joshua
