Browse Forums Building A New House 1 Aug 06, 2012 9:52 pm Hi guys, about to sign up with a builder and wasn't sure what's included in the site works. There is an item called 'Earthworks: assumed flat and level' for $2,200. I don't know what flat and level means and how clean the site needs to be before the builder starts charging me ridiculous amounts for extra work. Latest picture of the block: http://www.flickr.com/photos/78419038@N ... hotostream I've just got someone to cut the grass on the site and there's a bit of rubbish that I'll get rid off. The front of the block doesn't seem to be as flat at the rest of the block. What I need advice on is: should I do anything else to the site (e.g., get a bobcat to level the front, or I've seen some of those green soil treatments - don't know what they are, that are on new sites). Any advice appreciated. Thanks. Re: Site preparation 2Aug 07, 2012 11:24 pm Its a bit hard to tell as different builders quote differently on their charges. Having said that we have been told that our site work will cost between $2500 and $3000. And we have about 10 times more to be done than what your block would need. We have a 3.5m fall diagonally across the block so there will be a lot of cut and fill. Your block looks about as flat as they come!! For me, it was a fall of no more than 600mm across any points on the block. Building a Delta 21 at Craigieburn - http://homeofzero.blogspot.com.au/ Deposit: 26/02. Contract: 22/05. Settlement: 29/05. Site start: 18/10. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13106 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37160 |
