Browse Forums Building A New House Re: Anyone building at bunya??? 69Aug 06, 2012 8:29 pm thanks guys good to know. i had the day off today so i did a bit of recon out at doonside. i drove around a bit then went to the IGA to do a bit of people watching. i guess it was a real mix of people, but they all seemed to just go about their business. most of the staff were friendly. i didnt see too much out of the ordinary, although some of the houses nearby were a bit scary. my only concern is the IGA is the only supermarket in the immediate area. anyone on here shop there regularly? are folks who are building in Bunya planning on using the IGA shops and Doonside train station? or do they plan on travelling to Blacktown? also wondering if anyone has done homework regarding the area? i.e. anyone contacted real estate agents? are there any other ammenities being planned in the future? i was thinking of contacting the council, but if anyone else has it would save me the effort it seems that the whole blacktown area is a growth area, and Doonside is definitely a part of that. i would just like to see evidence of more development near Bunya. Re: Anyone building at bunya??? 70Aug 06, 2012 8:45 pm There is an Aldi at the other end of Holbeche road around 3 km from Bunya. It has a bunch of shops with it including restaurants, gloria jeans, doctor, butcher bakery, etc. I currently shop at both of them, they are good for different things. Personally I like the IGA over woolworths as there produce is always fresh and they have a good range of products. Yes there is housing commission in the area behind IGA and around featherdale wildlife park. All the other areas around are normal housing. I dont expect to see any other development nearby as all the land is either used already or is zoned as parkland. Further housing will be on the other side or Richmond road towards Quakers Hill or further west. So yes, I will continue to use IGA. I dont know about Doonside station as the bus service from Bunya I expect will run to Blacktown on the 725 route. I might however take to walking the 2 kms to Doonside station if it as frequent trains. Re: Anyone building at bunya??? 71Aug 07, 2012 9:57 am thanks for the info Buda, its great to know ppl moving to Bunya already have first hand knowledge of the area. we might drive out on the weekend to check out the shops at Holbeche Road. i'm going to catch the train out to Doonside after work one night this week to see how it goes. one of the things that drew me to Bunya was the fact a train station was close, from our lot it appears to be less than 20 minute walk - having grown up near a train station, i know how important it is. Re: Anyone building at bunya??? 72Aug 07, 2012 1:48 pm We have been doing the same thing Philamon. I got down at the Doonside train station last week around 6:30pm, to get a feel of what its like. There were a good no. of people who got down the train, but the majority of people got down towards what is called as the old side of Doonside, where the shops are located. Definately its not a easy walk to the stage 2&3 of bunya, but very easy to drive to this place. I have not been to IGA, but worth giving that a try as well. We have been to Doonside and the areas around to get a feel of what its like. We spoke to a few people living in Bunya couple of days ago, and they absolutely loved living there. The kids have a good area to play as well. We do like the feel of it. Though a lot of people are not convinced about us buying in Doonside. We are waiting for the tender from Eden Brae. Most likely will go ahead with this. Also depends on the valuation of the land. Philamon: Did you hear anything on the land valuation from another bank? Re: Anyone building at bunya??? 73Aug 07, 2012 2:14 pm we feel like we will go ahead with building at bunya as well. the pros outway the cons, we dont think that we can get a house as nice for the same price anywhere else. plus we can't wait any longer. i thought about looking at The Ponds or new Rouse Hill, but baulked at the asking price for land there - an extra $50K for equivalent size land, and how do you get into CBD from there? i dont want to have to rely on a car and it would take 2 hours by public transport... we are using a broker, he has just submitted for a home loan with BankWest. we dont know what they will value the land at, but have a feeling it will be the same as the other banks - $30K less than the asking price due to the rebates. BankWest will lend us 95% for the land, so we have done the figures, and as long as the construction is fairly valued we should be fine. i am in the process of getting quotes for landscaping, fencing & flooring to make sure the bank will lend us enough for construction. our tender prez isnt for another 3 weeks, so we still have a bit of time to make sure we are happy. Re: Anyone building at bunya??? 77Aug 22, 2012 8:12 am not much for us to update - still waiting for bank approval for land - just need LMI approval, tender has been postponed to next week because we changed from Hawthorne 21 to 23, we got some quotes for landscaping and flooring to help us with valuation for construction. Missus and i took another drive out to Bunya last weekend to check out the Holbeche Rd shops - very convenient. also noticed the doggy park off Doonside rd for the first time - another bonus. Noticed that they are releasing more lots next weekend, however they still havent completely sold the current ones - mainly corner blocks. seems odd that they force you to build a double storey on a corner block - we would have loved a corner! I am still stuck in administration and Wisdom is already famous for it's slowness but it is nice to see others progressing and it looks that you have a good start. The back one is about 1.1-1.2 m high but the one on the right side is about 1.7m high. Considering the fence would go on top of it which would be another 1.8 do you guys have any ideas if this would be a bad deal with these retaining walls? or it doesnt really matter? after our home is built we will have 14m by 11m backyard so doesnt look sun will be blocked tht much it will but need some suggestions Re: Anyone building at bunya??? 80Aug 24, 2012 9:19 pm It might give you a bit more privacy or not depending what the neighbours build. It could be good having a wall in the backyard for kids to play against. I would just make sure you ge adequate drainage put in so you dont get water pooling at the back. You can expect run-off water from the higher blocks. How much shade it creates will all depend on what direction the walls are facing. Wish you all the best.
