Look elsewhere!!!! 12Aug 08, 2008 8:58 am Adrian B We have ben in out Grandview 27 for almost 2 yrs and love it. I would make a couple of suggestions thugh. 1. Get the Alfresco Extension if they still offer it. It was about $2500 for us and is worth every cent. 2. Put a garage access door into the hallway. 3. Put in a cavity door near the hallway entrance to Bedrooms 2-4, as it allows you to close off the area from a noise / heating perspective. we are getting the extension but it is more like $7.5k now Garage entry is going in the study, which is the formal lounge. We are making this room smaller by 2m and transferring the room by 1m to each of rumpus/HT & family room. We really need a big study and have no need of a formal lounge, waste of space if you ask me as they never get used and are only for pose appeal! Not about the cavity door to that area, will have a look at it. We are getting ducted split cycle aircon so heating is not so much an issue for us. Little man is pretty quiet most of the time so dont think noise will bother us, in fact we would make far more noise with the HT. Re: Thinking of of building with M3tricon? Yup the transformer is an easement on our block worst luck but does not encroach too much. We also have a sewer easement of 2.5m right down the RHS of the block and that is little tricky as we can't build anything over it. My intention it to make a pebble drive way over that for access to the backyard and my shed which will be right down the back. Re: Thinking of of building with M3tricon? Thank you, thank you, thank you!!!! The ensuite pics are fantastic!!! And I have good news for you! What you want to do in the ensuite is achievable as that is what I am doing. The shower remains in it's original position and the big window between the shower and vanity remains and I put a shaving cabinet in place of the little window in the centre of the vanity. Sort of the best of both ensuite types in my opinion!!!! The ensuite was extended slightly to accommodate the extra toilet and seperate vanity and the ends of the spa hob reduced by about two centimetres to accommodate turning the shower. They extended the laundry out under the eaves (like the extended ensuite) to accommodate the new powder room and still give us a reasonable laundry. Also we wanted to keep an external sliding door on the laundry. I'll double check the dimensions, but where we lost space to accommodate all this was in the leisure room. The width went from 3320mm to 3200. So only twelve centimetres, hardly noticeable in that room. Peter I have a new computer and a scanner very exciting for a computer nob like myself!!! When I figure it out I'll put my plans up and you can compare mine with Anne's to see how we incorporated a powder room differently. But if they say the ensuite how you want it is not possible let me know. If they can do it here, they should be able to do it there. Jo Also Peter, notice how the cutout at the spa extends right down to the hob? If you position your TV on the opposite wall in the bedroom you'll be able to sit in the spa and watch TV!!!
