Browse Forums Real Estate Re: Selling dual occupancy dwelling 3Jul 27, 2012 11:44 pm You can't sell one of the duplexes but you could sell half of the entire property. But you would be joint owner with someone for the whole property. Maybe a relative? And each family could live in one each? Which council if you don't mind? I don't know why some councils won't move with the times. What's the difference if it has 2 buildings, whether it's separate title or not? Actually they'd get more rates. Re: Selling dual occupancy dwelling 6Jul 29, 2012 5:58 pm The council says that a single block should be of atleast 450 sqm, whereas my block is less than that, so I'm wondering if there is any possible way to sell one of the duplex (without sub-dividing it) Re: Selling dual occupancy dwelling 7Aug 01, 2012 2:56 pm Not sure how things work over there as each state is different but here in WA each property should be a seperate entity. Look into getting the property strata titled. You may still have common land but each duplex would be able to be sold as a single premise. It's not subdiving the land as such. As I said the laws differ in each state so you probably need to talk to a planner or even a conveyancer/ property lawyer. Re: Selling dual occupancy dwelling 9Aug 01, 2012 5:14 pm Did you build this place yourself? Your only options (as I mentioned) are co-owning both or sell both and buy something else which is cheaper. If you want to sell PM me. I wouldn't mind a duplex in Blacktown. Seriously!! We are in NSW and require 2 positive covenants to be placed on the property didnt really underdtand this but apparently it will take a few months, and have just been… 2 7409 0 5652 I don’t think so as the floor area over 300 square meters then it is class 3…. 12 17885 |
