Browse Forums Building A New House 1 Jul 21, 2012 8:49 pm We have purchased a block of land 500sqm at Mulgoa Rise (currently in cooling off period) which we have a geotech report which shows approx 1.4m fall diagonally across block and fill varying in depths from 1-3 meters deep (all in our building footprint. Mostly 2 1/2 to 3 over magority of block with a H1 class slab required.We are looking at building a 26ish square single story home so covers most of the block. Questions...now we have been quoted a fixed price for 80 lineal metres of piers, then after the 80 metres we pay per lineal metre over quoted, but I'm guessing we would need way more than this since there is so much fill. It is a new estate and the report is 1 year old so not sure of compaction. Would each pier have to be dug through the level of fill then into the natural ground so far? Or just a meter or so into the fill? I'm worried this is going to cost a fortune and we won't know this till it's too late and the contract signed and we are stuck with huge extra costs. Should we run while we can or am I worried for no reason? Re: Piering help needed. 2Jul 21, 2012 9:20 pm Generally speaking you can count on having to go to 600mm into solid earth. We're at lock up on a full knock down rebuild so our block is a "P" class site and so had to go deeper. Our block also had a 1 - 3m drop and a P class site due to the various substances underground which meant movement was inconsistent. We had a similar allowance of 80lm but didn't go over at all. The reason I asked about the DEB is because when you have a lot of fill, that usually means you are building above ground so you use DEB. You only need additional piering if you have to drill deeper in the ground to find solid footings. Does that make sense? Unfortunately you won't know until the piering starts. It's often good to be on site when it happens, or to ask to do your own measurements (and even if you don't, or don't know what you are doing, it makes the builder think you will be checking so keeps them honest). The costs for the drop edge beams were similar at $8k from both MH and Coral. We ended up with 60lm extra piering, we have a 600mm step through the middle of the house, instead of DEB, it still ended up having piers averaging over 2m. This is for a two storey, so not sure if it makes a difference. We were up for about 4k in extra piering costs. Ouch Gogo...this is what i'm fearing! and since we are on quite a tight budget i'm worried it could blow out big time. I'm guessing if we don't have DEB then we will have to retain the 850mm fill they have to move to the back to make slab level also.
