In our case, we changed from Grandview 36 (single storey) to Nevada (double storey)... We felt we need a bigger backyard for the kids and some privacy upstairs (all bedrooms there). Grandview is a very nice house.... we really love it! It's just that there would be some major changes that need to be done to the front, as we needed to have a turn-the-corner feature (our block is in the corner).. and we prefer double storey. Good luck on your new chosen house... what a great choice! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! We are lucky with our block as it is huge so no problems with room. 2 story definitely has more street apeal though. cheers Peter Re: Thinking of of building with M3tricon? Look elsewhere!!!! 8Aug 07, 2008 11:35 pm Hi Peter,
Is there any chance you could post some pics of the Grandview ensuite with the spa bath? I am also going for this option and busting to see it but unfortunately that option is not on display anywhere down here. If you could post any pics that would be most appreciated. One other option both Anne (at Bribie) and I went for in this home is a powder room out near the laundry. We did it differently but for the same reason, we both felt it was a long traipse through the house for kids and guests from the alfresco etc to the main toilet and bathroom. I also went cupboard crazy and have ended up with four linen presses!!!!!! Jo I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Thinking of of building with M3tricon? Yes we are also doing the powder room too for same reasons and as we don't want people using our ensuite. http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010023.jpg http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010024.jpg http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010025.jpg http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010026.jpg http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010027.jpg http://i280.photobucket.com/albums/kk191/Peter_OZ/P1010028.jpg bottom 2 pics are normal Grandview ensuite. We are looking at ways we can make the shower face same way as normal but not sure if it is doable. We are also extending the bedroom out under the eaves on both sides and putting an extra wardrobe with a false wall in front, not not sure yet if bed will face same way or we will have it facing into the ensuite. Still some thought to be done on that yet. cheers Peter Re: Thinking of of building with M3tricon? Look elsewhere!!!! 10Aug 08, 2008 7:36 am People with the block on the high side of us are building with AV J and it just happens that AV J are the developers which means all covenant approavals go through them.
Now they have just had their slab laid and framing about to start but their damn subbies and the concrete trucks have been using our block as a parking yard and have chewed up all the front of the block driving in and out. I did ring AV J about this but ddid not get a reply back and I am a bit reticent to kick up too much of astink in case they retailiate when we want covenant approals down the track. Not happy though. Re: Thinking of of building with M3tricon? Look elsewhere!!!! 11Aug 08, 2008 7:37 am We have ben in out Grandview 27 for almost 2 yrs and love it. I would make a couple of suggestions thugh.
1. Get the Alfresco Extension if they still offer it. It was about $2500 for us and is worth every cent. 2. Put a garage access door into the hallway. 3. Put in a cavity door near the hallway entrance to Bedrooms 2-4, as it allows you to close off the area from a noise / heating perspective. Adrian B Re: Thinking of of building with M3tricon? We are making this room smaller by 2m and transferring the room by 1m to each of rumpus/HT & family room. We really need a big study and have no need of a formal lounge, waste of space if you ask me as they never get used and are only for pose appeal! Not about the cavity door to that area, will have a look at it. We are getting ducted split cycle aircon so heating is not so much an issue for us. Little man is pretty quiet most of the time so dont think noise will bother us, in fact we would make far more noise with the HT. Re: Thinking of of building with M3tricon? Did you have to supply the retaining walls? They look huge! In this pic - is the huge electrical box in this pic on your land? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ After 4 years - we're in! Re: Thinking of of building with M3tricon? Look elsewhere!!!! 14Aug 08, 2008 8:18 am The retaining walls were all done by the developer and were done before we purchased the block.
Yup the transformer is an easement on our block worst luck but does not encroach too much. We also have a sewer easement of 2.5m right down the RHS of the block and that is little tricky as we can't build anything over it. My intention it to make a pebble drive way over that for access to the backyard and my shed which will be right down the back. Re: Thinking of of building with M3tricon? Thank you, thank you, thank you!!!! The ensuite pics are fantastic!!! And I have good news for you! What you want to do in the ensuite is achievable as that is what I am doing. The shower remains in it's original position and the big window between the shower and vanity remains and I put a shaving cabinet in place of the little window in the centre of the vanity. Sort of the best of both ensuite types in my opinion!!!! The ensuite was extended slightly to accommodate the extra toilet and seperate vanity and the ends of the spa hob reduced by about two centimetres to accommodate turning the shower. They extended the laundry out under the eaves (like the extended ensuite) to accommodate the new powder room and still give us a reasonable laundry. Also we wanted to keep an external sliding door on the laundry. I'll double check the dimensions, but where we lost space to accommodate all this was in the leisure room. The width went from 3320mm to 3200. So only twelve centimetres, hardly noticeable in that room. Peter I have a new computer and a scanner very exciting for a computer nob like myself!!! When I figure it out I'll put my plans up and you can compare mine with Anne's to see how we incorporated a powder room differently. But if they say the ensuite how you want it is not possible let me know. If they can do it here, they should be able to do it there. Jo Also Peter, notice how the cutout at the spa extends right down to the hob? If you position your TV on the opposite wall in the bedroom you'll be able to sit in the spa and watch TV!!! This is why you need a kid lock on the bedroom door!! I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Thinking of of building with M3tricon? I'll PM you the addy. We ar e meeting with the SC on Monday to go through everything so it would be great to show her that. Watch TV while in the SPA? I can think of other activities to do!! cheers Peter Re: Thinking of of building with M3tricon? Look elsewhere!!!! 20Aug 08, 2008 10:29 am Rachelle Those pics are gorgeous!! Peter did you have to pay anything to switch houses? Nope as we had not paid the PC deposit and were heading to PC2 anyway as a lot of the variations had not made it on to the PC1 document. isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17525 No the fireplace doesn’t work.
