Can someone please recommend me ICF builders in Sydney ?
I have spoken to project home builders and they are not interested.
I am sure there is a median ground between volume brick/veneer project build and custom design/doublebrick house.
I am interested in 30 squares house @ around 10K a square.
With ICF....I am reckon it is possible.
Has anyone build it at that price ? If not...how high / low was it ? Was it owner build or turn key ?
If owner build..which tasks did you do yourself or got professionals to do for you ?
I am willing to be an owner builder if someone can acts as my mentor (paid/unpaid) for ICF construction.
I don't wish you use ICF suppliers as mentors because they may not be interested in whole project.
Any help in getting this ICF build to start would be appreciated.

I don’t think you’ll be able to find a project builder that would be interested in ICF construction.
Custom builders would normally charge you a lot more than $10k per square. I’ve had some quotes of over $30k per square!
The only way you’ll get ICF construction to be around $10k per square is to be an owner builder, managing the build yourself and doing as much of the build yourself. The only things you can’t do yourself are plumbing and electrical (and possibly waterproofing).
I don’t think you’ll find a lot of members on here that have built with ICF, but I’ll be happy to guide you along your journey.

I also think 10k is on the low side, but if owner builder can be done.
Good plans are the get key, find a good drafts person.
If you have some idea of whats required and have some diy skills then owner builder a possible..
Can hire some back packers for labour which will help the tradies and yourself be more productive.

Just saw this post, probably too late but here goes...
I've built 2 houses with ICF, one here in Sydney and one in Melbourne. Quite frankly I wouldn't ever build a house out of anything else, because it just works. If you aren't going to use dg and seal the house up pretty well then you'll end up with a typical Aussie built shack, so do it right.
Both my houses were of very high standards of finish, so I spent way more than your $10k per sq, I spent about $2.5k per sq metre in Sydney, and that was as an owner builder. The one in Melbourne cost $700 sq metre, but that was 15 years ago, again as an ob.
Just use one of the established icf supplier/builders in Sydney (e.g, Zego), they are easy enough to find.
As an example of how good this stuff is, my lounge room which faces North dropped to a low of 18.9 degrees over the past 2 years. Meanwhile my neighbors were all whingeing about how cold it was. Double brick/timber frame just doesn't stack up to this stuff.

You get what you pay for in general. 500k is just not enough for a custom home. Even if it’s a project home, at 40sq you will be looking at basic-medium level of…
