Browse Forums Building A New House 1 Jun 20, 2012 11:24 am Hi, I will soon be building a new home but need to have the current house demolished and would like some recommendation for demolition mobs. I have had a few quotes done and they keep on getting more and more expensive. I am in Victoria in the Springvale area. I have received a decent quote from one Mob (which I will not name) but their terms and conditions alarm me. I was wondering if these were normal clauses for all demolition mobs. Examples: <Mob Name> takes all care but no responsibility for cross overs and footpaths, the client is responsible to pay for all repairs to cross overs and foothpaths from damage that might occur during the demolition process caused by <Mob Name> and to indemnify <Mob Name> against council prosecution. The client is to notify <Mob Name> of any services or easements running through the property as <Mob Name> will take no financial responsibility for repairs to common sewers, gas lines, phone, stormwater, power and water. <Mob Name> takes all care when demolishing not to damage boundary fences, in the event the fences are damaged, the client is responsible for the costs of repairs. Any advise and recommendation for demolition mobs are very welcome. Those are normal terms I think just to cover them selves, but you would need to cut off everything prior demolition anyways. Re: Demolition Mobs Recommendations Please 5Jun 20, 2012 3:17 pm Are you building in Monash Council? If so, you will need to get asset protection from them to have the house demolished. This will cost you about $200 for the permit, and then roughly $1800 bond, which you may or may not get back...depending on if the demolishes mess up the nature strip, footpaths etc (Council property). Once the house is demolished, and provided your builder take out their own separate asset protection, then you can ring the council and they will come out to assess whether you will get your bond back! Those clauses are pretty normal, and like someone else said, you have to have the power and gas abolished prior to demo. The builder may require the water to still be left on, and the demo guys usually cut the phone line...but you'll have to check with them!! You can also try Hughes and Gravity. I have seen them quite regularly in the SE and they seem to do a fairly quick job! My quote was $10,600 4 years ago for brick house, asbestos and 6 large trees, but I believe tip fees have gone up dramatically. Good Luck!! Henley - Wilshire Mk 3 ... I love my house!! Our boroondara council requires only $1000 bond for asset protection, and I thought this will be given back at the completion of the house, assume you are going to modify the crossover and once the crossover is done they return it back? The mob that you recommended jjftts said that they will organise the asset protection permit for us. They also said that they will cap the sewer which is a bonus. I will give Hughes and Gravity a call and see if they can give me a quote asap. I have already got the papers to get the electricity and gas abolished but just waiting for an estimated date of demolition (which I hear is about 4-5 weeks after signing the contract) to send those documents over to the respective companies. We had a job manager assigned to us and they kept in contact with us during the whole process. We were also demolishing a house on a very steep block and with asbestos and there quote came in $4,000 less than 2 other quotes that we received. Worth getting a quote from them. Maybe even drive past and see their work. We failed to do either and are having major regrets now. We awarded the job and paid a deposit in early Feb (and expeceted the demolition completed by mid March) but now there's no gurantee that they could even complete it before Easter.
