Browse Forums Building A New House 1 May 24, 2012 4:25 pm Hi guys The wife and I are thinking about building our own home for the first time and would like any recommendations for builders around the Sunshine (VIC) area. We're wanting to buy a block of land in Sunshine North which is of irregular shape. We've looked at most of the builders ie; Porter Davis, Claredon, Mainvue etc and were just wondering if it's better to go with a local small builder or go with one of the main ones? Also looked at Urbayne homes and loved their designs however they are out of our price range. We're hoping to budget around $250,000 for the build. Any help would be greatly appreciated. If you mean 25 squares, you would be unlikely to find a small local builder to build a house that size for $250,000. A volume builder is more likely to offer you a build on that budget. We will be doing this as we want to make our own design and the quality of craftsmenship is usually far better. For volume builders, it'll depends on how irregular the shape is and the slope of the block as well. Also, please keep in mind that the advertised price for volume builder is for basic inclusion usually. So be prepared to budget for upgrades as well and that would come to 50k~100k+ Re: Which small/local builder? 9May 29, 2012 4:20 pm I would recommend GJ Gardner Homes. They are a franchise group who is made up of local small builders. I have heard good things from those guys. However they are in custom design market so you would have to check prices compared to a really large builder.
