I am very interested with Allura estate, so I thought I would start a thread about this estate. Has anyone here bought a lot yet? It's being developed by Stockland and the master plan looks promising. Although they got smaller blocks and a little bit pricey. I guess it's still at reasonable price compared to other estates within the area. It says 19km to the city in the ads, I was just wondering how is the traffic like during peak times. I read from another thread people mentioning the traffic out of Leakes and Palmer Roads are just horrible. Re: Anyone building at Allura Estate? 2May 10, 2012 9:18 am I am in the process of buying the land there too, but you have to be careful as Allura seems to sell the land at higher price than the surrounding estates, hence the land may get devaluated by at least 20K by the land valuers. Unless you have extra money to pay the difference, you may want to reconsider it. My suggestion is to shop around before you put down your deposit. On the positive side, Allura offers great facilities and much closer distances to city, it takes approximately 3-5 years for the estate to be established. For your information, leakes rd will be 6 lanes road and council is currently working on expansion of palmers rd I heard. The reason I am considering Allura over any other estate in Truganina or Tarneit is because I'll have to compete with less cars to get onto the freeway compared to the estates further down on Sayers and Leakes road. Hey g1rl888, does Allura negotiate prices while selling land if they are already quoting a very high price? I am just looking at any entry level price land, so looking for best deal for a 300 sqm plot! what would be the right price to pay for in that estate/ suburb? Interesting in hearing from people already living in the area of what it's like living in Truganina. Are you a first home buyer as well? I'm disappointed that the first home bonus won't be extended after July 1, that's 13k down the drain! If we sign the contract before June 30, though the land won't title until say November, are we still entitle for the bonus? I did ask for discount on the land, they won't budge a cent. But stockland seems to be giving out promotions, like the 8k energy bill credit and recently free landscaping. Which builder are you going with btw? It's certainly good to hear about the road expansion. My belief is builders are taking advantage of the bonus as it's helping lot of first home buyers (yes i am a first home buyer!) to get into the market and thereby increasing the house and land prices... If the bonus goes away, chances are there will be less people entering the market and the builders and estate owners would be willing to negotiate on the prices then. Having said that, if you sign the contract before end of June, you are still eligible for the 13k bonus once your construction starts in Nov/ Dec... So if you wanna claim it, time is running now... you'll have to make a decision soon on land and house and sign the contract! The energy bill rebate was gone long back... I am not aware of the free landscaping stuff... can you please share? what land plot are you considering at Allura? During my last visit to Simmonds, one of the sales rep mentioned that prices will just go up due to carbon tax. And they were aware of the first home bonus not being extended well before the budget was out. Of course they would say all kind of crap to sell fast. Let's just hope things get better I wouldn't count the station too much as one of the pros. It will be at decent distance to us and zone 2, correct me if I'm wrong. Personally, if I still have to gas out to the station, Laverton is the way to go and pay for zone 1 fare. I really like Lisbon 22 from Porter Davis, so I am looking at 14x25 or 28 lots. But my other half "hates" the plan, something to do with the bathrooms location, which I'm not gonna let go easy :p it's a lil bit of a stretch for that budget though, especially with the little one on his way. Then 12.5 lot will do just fine. Stamford 1912 from Simmonds isn't bad at all. One more thing I would really love Allura to have is Woolworths!!!!! PD also has double the grant offer which gives you 20k worth of upgrades or reduction in house price! I would love to meet that person to have an understanding on how carbon pricing will affect the housing market? The only reason I can think of is the housing materials get more expensive if their production gets taxed... on the other side with no grant and higher prices there may lead to less buyers entering the market (esp the first home buyers which is a big chunk for new land estates) leading to lower land prices... so overall not much difference... but in the long run real estate prices have to go higher... so hope we enter in the market at its worst and it only gets better from there I am just buying by myself so looking for a smaller block... towards Marquands road... not sure if it's a good idea to buy it on that side compared to buying a block inside the estate. My view is, Marquands road already have bus service which I can use to reach to Laverton station or WL in future if bus route changes. Agree on what you say about zone 1 vs zone 2 but from what I have read in other forums, Laverton parking is a nightmare and gets filled up by 7.30am and people have to park far away on streets and sometimes the car gets vandalised! I am considering homebuyers whom I would describe as cheaper version of boutique homes. Same company and use the same material and tradies but caters to more entry level pricing for first home buyers... still open on other builders depending on what block I secure and what plan fits best. Supermarket is planned but not sure if it would be woolies or coles. WL is expecting to have a Woolworths so maybe we might get Coles... Either way we'll have to wait for atleast another 2-3yrs until enough people have build their homes in the estate. Any thoughts on Forsyth Park, Evergreen Truganina and Gateway estates? We were originally looking at the Knightsbridge 26 and the Toorak 28 by Boutique Homes but opted for the Oasis 26 and just added options that we wanted. They have been quite good to deal with thus far... we are now waiting for our land to settle... another 6 months to go. Haven't seen the oasis 26 plan as their website seems out dated but should be a big home. I have decided to go with Urban 18 as my block of land is small. Have read mixed reviews of people's experience in building with them so bit nervous. So dont be overly concerned. Ive read reviews for most major builders and they are all very similar. I had just finished helping my mum build her house and knew what to expect. Did you sign the pre-works contract? I haven't signed it yet and was wondering if I need to get it reviewed by a solicitor or it shouldn't cause any trouble while signing the actual build contract (which I plan to get it reviewed before signing!). You eligible for the first home owners grant? has the Homebuyers guaranteed all the contracts will be ready in time for the 30 June 2012 cut off? We went with Carlisle Homes, and had no problems so far. Their T-Range selection is pretty good, we didn't have to upgrade much and was cost effective. They were even very accommodating with changes to the floor plan, we made a few changes to our kitchen eg: moving the sink and cooker around, and they did not charge us a fee for it. Friendly and knowledgeable staff, would definitely recommend Carlisle. But like I said, so far so good, our land only titles in November and building will only start then, so here's to hoping that there won't be too much grief when building commences. House will be located in Fleur Way, can't remember the lot number at the moment. We are locate close to the middle of the estate so close to everything. The plans look great so looking forward to getting things started next year. Looks like blocks arre selling pretty fast! Be good to hear from others going in the area. I'm looking to build with Henley - Monaco Noveau Q1. Anyone has a recommendation for builder to consider? I went to display village in Highlands the other day, went to Porter Davis display. the display is impressive but when I looked into the details, their work is not very neat. Especially the sliding door in pantry: the paint is smudged on the floor. Also, the top part of the robe where the door slides is not built neatly. Yes it's true that the estate level is lower than Leakes rd, but I think that's because Sayers rd is lower than Leakes rd - so if you look from Sayers rd, the land is higher . I hope they have the drainage sorted out. Also the quickest way to the city is down leakes road to Laverton. and then onto the freeway.
