Re: SunshineT's Build: electrical plans 1756May 15, 2012 4:06 pm Annette - thanks! That was indeed a good thread. I have sent it to the DH (as he is responsible for the kitchen design and deciding how HE wants to take care of the garbage ) greenfish - there has been a lot of discussion about this on threads. It really depends how you feel, how much confidence you have in your builder, and how experienced you are in checking yourself. Someone used a really good analogy of buying a car for $30K and getting a road worthy check for $100, and yet spending $300,000 on a house why wouldn't you spend $1000 to get checks. Builders have independent building inspectors (but I question how really "independent" they are), hence why we are spending $550. Most of all for us it is the price for future peace of mind. You can also set up your contract with the builder that payments are contingent on an inspector's report. A good builder shouldn't have an issue with this. 2010, June : Land bought (1700sqm, battleaxe block). That's it so far! We're in the design phase .... Re: SunshineT's Build: electrical plans 1758May 15, 2012 7:10 pm Peta - agreed. so the carpenters were again there all day. Doing stuff that we wouldn't ordinarily notice, but fiddling with wood here and there. Pendant noggins in the stairwell went in, all niches done, all noggins in frames for TVs and split air-con. Lots of bracing. Just want the roof now. I didn't realise so many fiddly bits before roof. Oh - and the parapet / blade wall / nib wall / chimney doesn't look so bad. I asked Andrew on Monday if we could drastically make it shorter but that would create a valley (not good for water), but he made it slightly smaller to the ridge line of the roof pitch. Anyway, it looks huge in the elevations, but of course in reality we only see it from ground level which is very different. I guess the architect knew what he was doing. I am still dubious (and worried) about how they will make the blue board waterproof (esp. long term on the roof).... Good thing we have the inspection on Friday as that is one of the questions we will ask him... oh - how big are your service chutes normally? You know, when the bathroom plumbing from upstairs comes down a pipe then they have to frame around it. Ours are HUGE and cut out heaps of our already tight linen cupboard, so not so keen on that... We won't have air-con droppers because we aren't doing ducted air-con. But these service chutes were huge, way way too much excess space, DH reckons about 400x400mm SunshineT's Build: viewtopic.php?f=31&t=34585 Designs start: 4/12/09 DA: 5/7/11 Demo: 22/12/11 Slab: 24/2/12 Keys: 31/8/12 Fig Landscapes has produced an e-book and native plant index, available for purchase from their website.
