Gave up on trying to get the vomit off my top. Ahhh... motherhood. On the house front, the builder contacted us this afternoon to tell us that the block in Woodlands Edge they were costing just got sold out from under our feet. Builder is mighty p!ssed at the sales office! Good news is the block I have my eye on at Springridge (14x35) is doable - the bad news? $17k in site costs. And retaining walls. We have put the block on hold while we work out the finances and see if we can squeeze an extra $12k out of our budget. And the lender. This weekend will be make or break from the sounds of it! Supposed to sign plans & inclusions with the builder and finalise the deposit at Springridge, while removing the deposit at Wallara Waters. Stay tuned... Got this info from the builder today; apparently why site costs are $17k: The house is what we call a balanced cut and fill. That means the front will be cut in lower, the middle of the house will be at natural level and the rear of the house will be raised. The platform at the front will be cut in approx 300-400mm – but bear in mind the slab is 385mm high, so the floor level will be approx level with the footpath anyway. The rear is 300-500mm raised. All in all, not a very dramatic cut and fill. That’s the plan anyway, we’ll see how it goes once a survey is done and drafting draw it up properly. If the client then wants to pay extra to raise the or lower the whole house to create a look they are after we can look into that down the track. Saturday we are putting a deposit on the block. Broker said the only way we can borrow enough money is to reduce all credit card limits to $1k total - so that is now under way. Waiting (very impatiently) for pre-approval to come through... 7 weeks and counting. Wonder what the next drama will be?
