Browse Forums Building A New House EdenBrook Pakenham 42Apr 21, 2012 12:30 pm effeness Warbler titled last night yay!!!!!!! Don't forget guys, you will have to call cardinia council and pay your CIL ASAP! I think it's like $900ish I drove down that street this morning in the way to our block! Just a heads up, check with ur builder RE the infrastructure levy, Porter Davis paid ours and charged us back by way of post contract variation. Make sure you don't pay twice! It is $900. EdenBrook Pakenham 44Apr 26, 2012 7:37 pm I know most of you that have posted here are just starting your builds.. But just letting you know something I discovered today.. Multinet no longer provide fibre to the estate. CNTCorp is still laying the fibre, but they have broken ties with Multinet; so no new customers can sign with them, but they will continue to provide for existing customers. I am still trying for more information, but I have been told so far iPrimus and Aftel are the two providers so far, with the promise of more to come. I'll let you know if I get more info Re: EdenBrook Pakenham 45Apr 27, 2012 11:27 am Thanks Wateman.... When are you getting the keys to the property? EdenBrook Pakenham 46May 02, 2012 9:50 am We moved in on Friday! Still heaps to do, but we love the house. Highly recommend Porter Davis Access for anybody looking for small to mid sized homes. We have discovered a couple mistakes since moving in, but they already have people coming out to fix everything. On the Internet front. Procedure now is, pay CNTCorp to connect your fibre, pay Aftel to connect ur tv, and then choose between Aftel and iPrimus (and anybody new they add in future) for phone/Internet. Tv for stages 6 and up isn't ready for two weeks but that won't affect most of you. Connection prices aren't much different than getting phone and tv antenna connected. Re: EdenBrook Pakenham 47May 02, 2012 10:22 am Can anyone tell me what the connection costs are for the installation of the fibre and tv etc, EdenBrook Pakenham 48May 02, 2012 10:29 am $418 for CNTCorp to connect the fibre from the street to your house. It will be roughly $300 to get TV connected, this has to be done through Aftel, but isn't ready for a couple more weeks. Internet/phone depends who you go with but generally is free connection if you sign up for 24 months. Re: EdenBrook Pakenham 49May 02, 2012 11:20 am Thankyou for that. Pretty much as I thought with exception to the tv. I was told $399 EdenBrook Pakenham 50May 09, 2012 11:06 pm Can any of you that are building with PD and have had your electrical appt please post what it says under your data package? I believe they have a Multinet pack now? I just want to compare it to what I got if possible! We were given the Telstra one when we signed ( after being given many others first!) Re: EdenBrook Pakenham 51May 10, 2012 1:05 pm Hi wateman, I already have completed the electrical appt. The multinet pack consists of 4 data points and 2 phone points. I will post the details in a couple of days as am overses. Cheers Re: EdenBrook Pakenham 52May 10, 2012 8:09 pm We havnt heard anything or had any problems with changes of providers. Our argus proposal was done early feb n includes $1830 for 'multinet fibre estate' and $360 for 'home networks'. We are being transferred to construction next Friday thank god!! Finally! We've just had a variation for over 4 grand due to a higher bushfire assessment level. How stupid- the whole area is flat and tree-less! Re: EdenBrook Pakenham 53May 12, 2012 11:55 am Hi effeness, What bushfire rating did you get? Because in my contract, i have a allowance of 4k for bushfire. Was yours on top of that or no allowance was included at the start? I know its pretty stupid to make the 90% of victoria as a bushfire zone and i think most of the houses get a rating of bal-lown , and you should still get your building rating to 12.5. You can find more info on cfa website. Re: EdenBrook Pakenham 54May 12, 2012 12:57 pm http://www.buildingcommission.com.au/re ... v_2011.pdf What will you get for 4K - just curious. Who rated it? Grassfires travel fast on a windy day but there won't be much grass left when all the houses are built. EdenBrook Pakenham 55May 12, 2012 7:15 pm We just barely missed out on this BAL stuff, as we had technically started contract work before the cut off date we were able to sign a form to say we didn't want to get BAL rated. I can't believe Edenbrook would have any sort if rating anyway! Re: EdenBrook Pakenham 56May 13, 2012 7:55 pm Our Bush Fire Assessment Level is apparently 12.5 which involves us paying over $4300 for: - Protection of any gap greater than 3mm using non combustible filling material or spark arrestor. - Weather strips to external doors, including track of Garage roller/panel door. - Sarking to entire roof, including sealing of gaps to valleys. - Upgrade of any timber members including Doors and Windows to bushfire resistant timber, as listed under Appendix E of Australian Standard 3959 - 2009. - Upgrade of any glazing that is less than 400mm above a horizontal surface to a minimum 4mm safety glass. - Provide aluminium framed screens with aluminium mesh to all openable windows and front entry door. Swedil, our contract just says TBA for the BAL, they didnt give us any allowance which is a pain. Strange that they would do it differently for you? Wateman, yes you're lucky you missed out! The entire area is under construction its ridiculous to think there wld be a fire and at the end of the day if your house is gonna burn down.. its gonna burn down! How are you going since moving in? We're haning out for PD to start! EdenBrook Pakenham 57May 13, 2012 9:35 pm I wonder how much of a difference all that BAL stuff makes in the long run, at least you don't have to get fly screens, the mob we used over the weekend were a pain! It's been great since moving in. There has been a few minor issues, along the way that have gotten me frustrated. But honestly I can't knock PD (yet) as they have been quick to get onto everything, and we really do love the house! Biggest frustration so far though has been the delays with phone/net/tv but hopefully that will be sorted within a couple weeks, and luckily you won't have to deal with that! Re: EdenBrook Pakenham 58May 14, 2012 12:49 pm hi effeness, In my contract, they specified a allowance of 4k upfront for bushfire so at least its not a shock for me. I knew beforehand about it. What did your site costs come to? wateman, you are really lucky... saved 4 grand since you started early. Multinet package from Argus. a. lead in cables and 32mm conduit from meter box to approved multinet enclosure in garage b. rj45 hub in enclosure c. 1 double gpo near enclosure d. 2 phone points e. 4 data points total cost 1830 one more question, how many tv points have you got installed and where is the main connection terminated? in the enclosure or they have left the cable in the roof? EdenBrook Pakenham 59May 14, 2012 12:56 pm We have 6 TV points around the house. The pack we were given had to have general wall outlets. Each one with 1 data 1 phone 1 TV and 1 pay TV point on it. We didn't have the option of Gavin them separate. They have all been run back to the cabinet in the garage. The TV plugs are connected to a StarServe box. I have no idea if this is right, I just trusted PD to put in the right thing. To their defense, anything that the fibre company have said was wrong, PD has had fixed quickly! Re: EdenBrook Pakenham 60May 14, 2012 2:49 pm Thats really good to hear that PD fixes things quickly wateman, because with my appt. with argus, they were not sure as to where the antenna wire goes? With your info, i can ask them to get it back to the cabinet in the garage.. Thanks |
