I know what I’m doing and who to use to do the job. I’m also an ex real estate agent and have lived in my area over 30 years, I’m pretty sure I know the demographics of my area. As far as over capitalizing on a property, the kitchen helps to sell a home that’s a known decorating and real estate fact. So to me…the one place you put as most as you can into while building and renovating, is the kitchen. This seems to be an all to common problem and one that really gets people into trouble in the long run. Simple, cost-effective changes will reap rewards far easier and sooner than spending literally thousands of dollars on over the top, unnecessary changes that really don't suit the property or the demographics. Dean Further to Michelle's comments, the over capitalization thing doesn't really make an ounce of difference if you don't intend to sell your home in the next 5-10 years. It's very hard to put a price on making changes to your home that positively effect your sense of well being and enjoyment of life (so long as you do it within reason). Within the current market, and within the DIY era, it is exceptionally difficult to recoup the expense of making almost any change to a house, unless you're adding new rooms and increasing square footage. Personally, I've recently spent quite a bit of money on renovating my house - the process has really made me feel like I own a home and not simply an investment. Very much worth the outlay in my opinion and I don't especially care if I don't recoup the investment if and/or when I sell. Looks like I may be going to grind my concrete back then put polyurethane on it to give it an industrial feel.
