Hi guys, The tap happens as a result of land settlement. Part of settlement is the commencement of the water / sewerage / parks charges from your local water authority. It's not something that the builder organises. Have you completed your final drawing appt, and received a building permit yet? Once you have that, they will be able to give you a site start date. By that day you should get a port-a-loo, rubbish cage, crossover protection & perimeter fencing. A site scrape will happen next, some pegs and followed by the slab formwork. I wouldn't think that the bank cares about PD's branding of a house. In theory, you can build a Lifestyle house that costs exactly the same as a Prestige house, and depending on where the bank determines the capital value exists, could value the houses differently. Things like high ceilings and stone bench tops will increase value (as they are desirable in the market), compared to an upgrade handle on your internal doors. The other factor that can lead to a valuation lower than cost is with bricks / stone benches / roof tiles categories. e.g. Spending $5,000 more on cat 4 stone doesn't translate to increased capital value, as the purchase price from Caesarstone is generally the same across a range. The bank sees stone as stone. The bank sees stone as stone. JC\Rups, Banks do not really care about the house when it comes to the valuation, their valuation is 70% based off the land itself. Location (suburb) and size of the block will determine how much $ they will allow you to borrow. One example of this is a 5 bed house in cranbourne is not the same value as a 2 bed unit in Richmond. (for those in Melbourne). I know at least in our situation (Bank of Melb), they were quite specific about the value of the construction. We had to provide the particulars of the build (the drawings and spec) for them to value, to which they loaned us accordingly. I know they also capture this information at the start, so they can be sure the house has been built to the 'valued spec' when they issue the final payment. From what I can gather through industry contacts (real estate and banking), the whole valuation process is very flaky, and can easily be manipulated by a phone call... Re: Porter Davis homes 4812Mar 12, 2012 9:04 am I agree with the above, valuation really is a crap shoot when building as the bank doesn't have the most reliable indicator - a history of sale prices in the area - to work off when putting a value on the house. Even the land valuation is going to be a bit sketchy as again they rely on a history of sale prices in the area, as well as the local amenities (schools, child care, shopping, public transport, road links, medical practitioners/hospitals, etc) that are present in the area and the general character of the area itself to determine what an appropriate valuation for a block of land should be per square metre. This is why a a much smaller block of land in Richmond (inner suburban Melbourne) is worth a lot more per square metre than a larger block out in Cranbourne (SE urban fringe of Melbourne), because the block in Richmond is considered to have a greater level of amenity due to its close proximity to the CBD and all the perceived benefits that come with that location. Another factor is what you have done with the land itself - landscaping that maximises utilisation of the block and adds to the aesthetics of the property also increases land value a bit in the bank's eyes. Banks generally low-ball your house's value in their valuation - it is essentially an amount for which they consider they could guarantee the recovery of the money they have lent if they had to engage in a quick fire-sale. However you do need to remember that a lot of the "upgrades" we pay for when building make the house more sellable (as they make the house stand out a bit more than a house with a "basic" spec and thus might garner more attention from potential buyers), as opposed to flat our increasing the re-sale value. It is hardly ever going to be land price + house cost + landscaping cost = bank's valuation unfortunately, so you will be doing capital improvements for your own personal benefit rather than just a direct addition to your home's resale value. Re: Porter Davis homes 4814Mar 12, 2012 12:30 pm thanks rups. we have done all signing off final drawings and all the rest we did that on 28th feb, just one more varitation as the doors we picked at hopeton are now no longer available but are still on display there!. and roof tiles that we chose, geoergian soho nite it seems is the only colour, so we are just going with that as we dont want any more delays,. Over what we have chosen, u get to the piont of just hoping what we have chosen will all work out. start date was meant to be 5th of march but pd's computer is getting upgraded so they say its this week! i did check out ur blog to see the time differences so i am hoping its will be like urs.. ps...... house looks great and similar colour selection of the kitchen! my god you must be thrilled.........
