Any defects or incomplete items should be listed. If an independant inspector has been through see if you can get the list and ensure the items have been rectified. As a maintenance manager for a building company in a past life. The main things I would look out for are. Chips in tiles, have a very good look at your floor tiles. You will have no problems getting fixed grout missing or cracked tiles come maintenance time. But proving you or your removalist didn't chip a tile is hard to do. The builder may fix them for you regardless, but if you don't see them at PCI they really have no obligation to do so. Check you have manuals for all the appliances and including pumps and electrical. If it's face brick check for chipped bricks, and try and get some spares if they are available. Same goes for roof tiles, try and get 10 or so spares. Go over your walls and ceiling and check for noticable defects, don't be too concerned if you miss a small paint or plaster defect, just add them to your maintenance list. It's pretty easy for us to tell what has been there from scratch and what has been created new. Just remember when inspecting paint and plaster to stand perpendicular to the surface and make sure there is no light shining along it. But just remember, houses are not built in factories by computers and robots. There built under what are sometimes very extreme conditions.
