It is the builders problem so they must organise fix. Document everything, take photo's and if possible comminicate all these issues via email so that you have record. Will let you know of the outcomes. as someone else has mentioned, document everything and put it in writing - even if it is repeating what you have already discussed with the builder. most of them are like cow boys with no regard for owners investment. Re: Water seeping through slab in a new house 10Mar 05, 2012 6:21 pm I met the surveyor today and he is going to ask the builder to provide an engineers report on the water leakage. he says that the water can eiher come from under the slab which is the ground moisture or from the sides which is the rain water seeping through as there are no drains installed. It will react within the concrete and form a barrier to prevent hydrostatic and your issue .. it is also used to control moisture for Vinyl etc ......... He cut a hole in our wall from the hallway to see under the bath in our bath room. He told me he can’t find the leak but will come back again with a leak guy. He said they will have to put compressed air into the water pipes and where the leak in the pipe it will whistle. Then they know exactly where the leak is. He put the plaster board cut out back in the wall and taped it up before he left. Then I decided to have a look and there is water everywhere under the bath tub, I can see the frame starting to rot in some spots and on the skirting board. I am not sure what to do here. Should I tell the builder to re-do our frame in the bath room? Or some how strengthen it? We will need new skirting boards and even some of the plaster re-done from water damage. Luke I think you should get an independent assessor to have a look at get his opinion. This would help you to know where you stand with reference Building Commission's guidelines. Re: Water seeping through slab in a new house 16Mar 14, 2012 12:35 pm Problem has now been fixed!! The water leak was coming from the HWS as there was a broken pipe. The water under our bath was a second issue, they believed the water build up under the bath as before we moved in there was a sewage problem. So they drain out the water from under the bath (using a paper cup) and said the remaining water will dry in time. The water meter is not moving four number an hour now which is good. Will have to contact the builder now to find out what they are going to do about the rotten frame and skirting board. In addition builder will almost certainly be in breach of BCA, the contract, good building practice and professional standards. I would get professional independent building report immediately. Are you referring to the OP? I'm interested to know what damage would be caused to the foundation? Im not an engineer so can someone tell me how water sitting against a slab could force its way up through the slab. Working on the premise water finds its own level, wouldn't the water sitting against the slab need to be higher, or, have some pressure source forcing it up. An aircon con pipe dripping on the ground and creating a wet patch which would swell the ground and heave the slab. I just watched the ACA story, the comment about buying a car without brakes which you used in a previous post, am I correct to assume you are one in the same as the person in the story? If so I'm just curious to know what makes you think you are a building expert? Thanks for your advice. So far i have not noticed any issues with doors and windows.
