We have built several project homes with prominent NSW builders over the last 10 years and are now planning to build again. Unfortunately we are finding that the plans of builders willing to build in rural NSW are all the same (bedrooms mostly together, too small etc) with varying inclusions and at varying costs. We feel a bit disollusioned with the whole process. It doesn't seem as simple or as clear as it was only a few years ago. We are now considering purchasing a kit home and owner building. I would like to hear from others who have chosen to owner build. In particular how much more it cost once you had purchased the kit home. Some have suggested double the price others have suggested triple it (if this is correct it seems a very expensive option). I would also like to know about your experience good, bad or otherwise. So if you would like to share your experience I would appreciate it. http://www.spin.net.au/~shamash/index.htm Most of the problems with kit homes lie in not what they say you get but what they DON'T say what you don't get. I would never build a kit home again although I would owner build again. I can get everything a KHS can, at better quality and at better prices AND keep control of my finances and sanity. Be also prepared to do most of the work (unless you have unlimited funds) as sub-contractors can be hard to get at reasonable rates and if you're in an area where skills are scarce they may try to take advantage of you. Better to know that up front rather than having paid a heap of money for a kit with no one to erect it. You must make sure you have COMPLETE list of all materials to be supplied and try to work out if anything is missing. If you've never actually physically built before then this is very difficult to know but don't rely on the KHS to guide you through this process. First I feel so welcome in this forum by virtue of all confusions caused by building a Kit Home; from the attitudes of some suppliers I've spoken to so far none has convinced me that a kit home is the way to go as painted by their glossy brochures etc... Today (17/Jun/06) I wasted an hour waiting to be just acknowledged as I was there waiting for attention and in need of some info about their products etc while the salesperson was serving another customer without any indication of how much longer I had to wait prior to being served... An hour later I decided to leave ! A waste of a 120km-trip. Can anyone out there share their experiences about customer service in relation to buying & building a kit home ?. For a person like me who wouldn't know a hammer from a nail therefore owner building wouldn't be something on my agenda but I still believe that any kithome supplier could at least offer some referals ? I share some of your anguish too, the COST ! Yes... what are the hidden costs ? One of the companies told me that I should get council permission first using one of their standard designs before further discussion was deemed worth it.
