I thought I had researched high and low, but somehow I completely missed this thread! Trying to read back from page 1 (up to page 10 now). Just wanted to pop in now to bump the thread and get notifications of new posts. Will add my own ideas soon - but one that is my mantra is good insulation, particularly sarking on the roof and western walls to reflect the radiant heat. (Someone back in 2010 wrote about this too I think ...). If you are keeping soil on site to landscape / re-level lawns etc. think ahead where you want it deposited and TELL them early at site cut stage. That includes any nice rocks uncovered that you are keeping. Once slab goes up it is impossible (especially for large rocks) to get the machine to carry it over to another part of the site as the house is in the way. Sunshine, That is SO true, our landscaper said the land at the back is sloping towards the street, so we need to remove 40 to 50 Tons of dirt, as you said, the house is now in the way & side access is not very big, so most of it will have to be done by hand.....land fill anyone? Builder made the fridge recess using bricks. Fridge did not fit in the recess since there was no clearance added to the dimensions given. He said they can't do that because of 'health and safety reasons'?? Is there any way i can persuade them to move it? I wouldn’t put them in the bedrooms." Just saw this and thought I'd mention that we had a skylight installed in our bedroom. It's a Solatube Skylight and we chose to have the optional dimmer switch, which means we can turn off the 'light' when ever we want! 1 year later and I'm still always trying to turn the light off when I walk out the room. Now we need to install one ourselves. Make sure you double check and triple check the inclusion list. Maybe give it to your friends, families who just had their houses built to re-check for you too before you sign. Easier said that done I know but this works for us Dean This is what we did, I'd look over it, he'd look over it, we'd look over it and repeat... I picked up things that he didn't think of, like adding a broom part to our laundry cupboard, there were only shelves, no room for ironing board, broom, mop! A simple variation that cost nothing to change, but peace of mind when you want a tidy home. Another thing my husband didn't pick up, our laundry door opened up onto our laundry cupboard, so to access the cupboard, you'd have to shut yourself into the laundry. We have had this changed to a cavity slider, with a lovely translucent door. I also find this more practical being a cat owner and having a litter tray in the laundry, you can have the sliding door ajar without everyone being able to see the litter tray, but the cat can come and go as he pleases. (Can you tell, the cat rules the house!) So you will have to be in the pantry to get anything out of the fridge and not just simply open the door and put it straight on the bench I know you can get fridges with doors that open both ways, or french doors, and luckily our fridge is 12 years old so we will need a new one sooner or later, so note to self when building a plan that hides the fridge in the pantry make sure your fridge door opens the right way! Also, a light in the roof cavity incase you ever need to get in there. Another one is if you have any storage area under the stairs, it's very handy to have a light in there as well.
